LOAN IMAGE: Shamir Seidman, Judah Hammer, Jeff Feldman, Zach Hazen, Michael Ostad & Ed Ostad DATE: 06/30/2026 ADDRESS: 1772 Westchester Avenue & 120 East 116th Street MARKET: Bronx ASSET TYPE: Retail ~ SF: 5,500 ~ UNITS: (10 Residential & 2 Commercial) LENDER: BMO BORROWER: Ed Ostad & Michael Ostad BROKERS: Shamir Seidman, Judah Hammer (@JudahHammer), Jeff Feldman (@JFeldman.CRE) & Zach Hazen - CBRE (@CBRE) LOAN AMOUNT: $8,500,000 LOAN TYPE: Refinance LOAN TERMS: 5 Years Interest Only NOTE FROM BROKER: East Harlem mixed-use and a Bronx corner retail property financed through CMBS. Historically, these wouldn't have been viewed as traditional CMBS assets. In 2026, that's changing. Our team at CBRE focuses on middle-market assets throughout NYC and spends a lot of time helping borrowers find capital where others may not be looking. Understanding the market and knowing how to position a deal can open doors to financing options that weren't available just a few years ago. Another reminder that the "CMBS box" looks a lot different today than it did yesterday. LOAN IMAGE: Judah Hammer, Shamir Seidman, Jeff Feldman & Jack Hayes DATE: 07/22/2026 ADDRESS: 499 East 8th Street & 430 East 8th Street MARKET: Midwood ASSET TYPE: MultiFamily ~ SF: 190,000 ~ UNITS: 175 LENDER: Bethpage Federal Credit Union BORROWER: Arm Management BROKERS: Judah Hammer (@JudahHammer), Shamir Seidman, Jeff Feldman (@JFeldman.CRE) & Jack Hayes - CBRE (@CBRE) LOAN AMOUNT: $15,000,000 LOAN TYPE: Refinance LOAN TERMS: 5 Years , 2 Years of IO payments, NO Prepayment Penalty, rate of 6% NOTE FROM BROKER: Talent gets you into the game, but sometimes luck gets you across the finish line. More often than not, the difference between success and failure is simply putting yourself in a position to get lucky. 175 rent-stabilized units in Brooklyn. A $15 million loan with an upcoming maturity. In 2018, this would have been a dream assignment. Lenders would have been tripping over themselves to win the business. Interest rates started with a 3 (and sometimes even a 2). Cap rates were in the 3%–4% range. Rents were growing, expenses were manageable, and the financing environment was incredibly favorable. Fast forward to 2026, and it's a very different story. We were fortunate to lock this financing in a few months ago, securing a 6% fixed rate, 24 months of interest-only payments, and a completely open prepayment structure. For the sponsor, this serves as a hybrid hedge: a relatively inexpensive bridge to what they hope will be a stronger market in the near future, while still providing five years of term and flexibility if market conditions take longer to improve. Transactions like these don't happen without a lot of creativity, persistence, and collaboration from all parties involved. Congratulations to everyone who helped get this across the finish line. Special shout out to our team of rockstars- Shamir, Shlomo, Jeffrey, Jack and Zach! #NewYork #RealEstate #TradedNY #NY #NewYorkRealEstate #NYCRealEstate #TradedPartner #Midwood #MultiFamily #JudahHammer #CBRE #ShamirSeidman #JeffFeldman #JackHayes #ArmManagement #BethpageFederalCreditUnion
