If you earn an income

(Especially if it’s a half decent one)

And you’re not in the consolidation / approaching retirement part of your life

And you don’t own assets

Then my friend, you do not have a cash flow problem

You have an asset problem

So stop trying to solve for the wrong thing

Otherwise, you’ll do yourself out of BOTH in the long run.

BUILDING A PORTFOLIO

If ya wanna get technical…

Yes - it’s possible to take advantage or market cycles to build equity faster.

But only if you know what you’re doing (I do, hehe)

The property market is multi-speed.

Meaning different places are at different points of the cycle at any one time.

E.g. Perth - arguably close to the top

E.g. Melbourne - arguably at the start of its recovery

So why can this be handy?

Well, if you want to build a portfolio, it can accelerate your journey.

It can help you build equity to roll into the next property faster.

Soon, multiple properties compound growth together.

And voila - you’re off to the races.

So, taking advantage of the cyclical nature of the property market could benefit you.

If...you know what you’re doing :)

“Should I invest in commercial property?”

I get asked this often.

If your net wealth position isn’t substantial yet, chasing passive income too early is pointless.

Sure, making a couple of thousand extra per month sounds appealing.

But you’re selling yourself (very) short.

Real wealth comes from focusing on capital growth first.

Residential property is historically better at this.

Passive income follows growth - not the other way around.

Depreciation. The tax hack everyone loves.

“Free money!”, they proclaim.

Not quite, compadre.

Yes, you can claim it now. You save on tax, feels great.

(Take that, ATO)

Until…you sell.

Every dollar you claimed? It reduces your cost base.

Which means a bigger capital gain.

E.g. you bought for $700K, sold for $1M. Your gain is $300K.

But if you claimed $150K in depreciation?

Your gain jumps to $450K.

More gain. More tax (later).

So anyway, depreciation isn’t just free money.

It’s just…tax timing. Use it wisely.

EL EM EYE (LMI)

Here’s why 10% down beats 20% down.

Everyone wants to hit a 20% deposit to avoid LMI.

But by putting 10% down on two properties instead of 20% on one, you get growth on a larger asset base.

Here’s the play.

Instead of sinking all your funds into one property, split it across two.

One property with 20% down is good.

Two properties with 10% down?

Much better.

It’s simple math.

One property @ $1M → Grows to $2.4M in 15 years.

Two properties @ $1.7M → Grows to $4.07M in 15 years.

That’s $970K more in equity

Just by owning two properties instead of one.

Same market.

Same growth rate.

But the portfolio with two properties builds equity much faster.

Why? More leverage. Better results.

Congratulations - so is the rest of Australia.

The problem?

Your downside risk (more demand, a hotter market)

Is far worse than your upside (a slightly better rate, a bit more borrowing power).

By the time the cut comes

The market’s already on the move.

Rentvesting.

Live where you want.

Invest where it makes sense.

(And get some tax breaks along the way.)

This doesn’t have to be a forever plan.

Long-term, you could:

- Sell down your portfolio to buy the ritzy home.

- Or, generate enough income from your investments to cover your rent.

The choice is yours.

Just don’t let a mortgage be the reason you’re stuck.

Here’s how you turn one property into two.

Example scenario:

Say we bought a property a few years ago for $1M.

20% deposit down, $800K loan.

Fast forward to today - it’s worth $1.2M.

The bank says they’ll lend us 80% of the new value ($960K).

Subtract the existing loan ($800K), and we’ve got $160K in cash-out equity.

Use that $160K to fund the purchasing costs for property #2 @ $700K purchase price.

Breakdown:
- 10% deposit = $70K
- Stamp duty + fees = $32K
- Total = $102K
- That leaves $58K spare.

Rinse. Repeat.
