If you have a larger self-directed IRA, take a close look at how your custodian calculates its annual fees.
ㅤ
When fees rise based on asset value, a growing account can mean a growing custody bill.
ㅤ
At uDirect IRA Services, our annual account fee is flat rather than based on the value of the assets in the account.

An old workplace retirement account may be able to do more than sit in traditional investments. If eligible, it can be rolled into a self-directed IRA that holds assets such as real estate, with income returning to the retirement account. This is not cashing out, and the rollover must be handled correctly.

When people ask me whether real estate or stocks make a better investment, I explain that both are great and it depends on what you understand best. You can even invest retirement funds into alternative assets like real estate through a self-directed IRA. For mortgages versus investing, I consider whether you can earn more than your interest rate.

An IRA may be able to buy a mobile home, but how the property is titled matters. A mobile home permanently affixed to land and titled as real property is treated differently from one still titled as a vehicle. Confirm the title and transaction structure before moving forward.

You do not necessarily have to choose between a traditional brokerage IRA and a self-directed IRA.
ㅤ
One can give you access to market-based investments while the other can open up alternative-asset choices.
ㅤ
You can have both.
ㅤ
The important thing is understanding how the accounts and contribution rules work together.

If you inherit an IRA, the first step is checking the age of the deceased. For instance, if someone passes away at age 80, you will need to take an annual required minimum distribution.
ㅤ
The amount taken out is based on an actuarial table from the IRS website, and we can help you locate it.

Another #BPCON in the books! 👏

Every year I’m reminded why I keep coming back. It’s a party, yes - one of my highlights this year was playing flip cup in the middle of the after party. But it’s also so much fun to catch up with friends I’ve known for years, and then also meet someone new who ends up changing how I think about my next deal.

That’s the part people underestimate. Real estate is a people business first. The numbers matter, but the relationships are what get deals done. I watched it happen all weekend: introductions turning into partnerships, hallway conversations turning into real opportunities. 🤑

Thank you to everyone who made this one so special! Already looking forward to next year.

If we met this weekend (or wish we had), come say hi at KathyFettke.com. I’d love to stay in touch! 💕

We work with a Seattle developer who uses self-directed IRAs as part of funding her accessory dwelling unit projects.
ㅤ
When raising gap funding, she discusses self-directed accounts with potential investors and refers them to us. She describes working with our team as making that process easier for her and her investors.

I almost didn’t come @biggerpockets this year, and now I genuinely can’t believe I almost skipped it.

I was here three years ago, and one of the most inspiring things about coming back was seeing how much people have transformed. Their businesses, their personal brands, their entire lives.

It really hit me how much can change in just a few years when you put yourself in the right rooms, surround yourself with the right people, and actually take action.

And honestly, that’s what BPCon reminds me of every time. It’s not just the speakers or what you learn on stage. It’s the conversations, the relationships, the people who inspire you to think bigger.

Especially in a market like this, I think we need to lean into our community more than ever. Help each other, share opportunities, and actually contribute.

My biggest takeaways? Keep buying real estate. Double down on personal branding. And invest even more into the relationships I’ve built.

Because the more you put into this community, the more you get out.

And yeah, BPCon is officially a non-negotiable for me every year.

I’m leaving Orlando feeling incredibly grateful for the people in this industry and excited about what’s next.
