POSTS STORIES REELS TAGGED

$20,000 in seller credit. Three ways to put it to work. Which would you choose?

In this reel, I walk through a website that compares three options side by side:

• Permanent buydown: Lower your interest rate for the life of the loan.
• 2-1 buydown: Reduce your payments for the first two years.
• 1-0 buydown: Reduce your payments for the first year—while potentially leaving more of that seller credit available to cover closing costs.

The biggest upfront payment reduction isn’t always the best fit. Would you rather focus on long-term savings, lower initial payments, or less cash needed at closing?

DM me “COMPARE” and let’s explore which approach fits YOUR budget and goals.

Seller-credit limits and buydown eligibility vary by loan program. Credit available for closing costs depends on the buydown cost and allowable expenses. Temporary buydown payments increase as the subsidy ends; the note rate does not change.

🎉 A hui hou, Bob! 🎉
It’s truly the end of an era. My beloved broker, mentor, and best friend @boblightbourn is officially retiring and starting the next of many great life adventures… without us “whiny realtors” calling him all the time! 😜🤣
To know Bob is to love an (annoyingly) logical mind, sage counsel, dry humor, never-ending patience, and fine tequila.
✨ From words of wisdom like,
“It’s better to let people wonder if you’re incompetent rather than opening your mouth and proving it,”
To
“Tequila is like the ocean.
Respect it and never turn your back on it,”
My career and my life have been irrevocably (not to mention irreverently) shaped for the better thanks to our Bob Julio Sensei. ✨
We love you Bob, and are so grateful for everything you have done for us for all these years.
Cheers! ❤️🥂
