What energy do you bring in to a room? What do people hear when they see you walk in?🎶🎸👩‍🎤🪇

We did a really cool exercise in our @kw_united weekly team meeting inspired by key note speaker @felipe_gomez_virtuoso at last weeks @nvarofficial conference.

@yourthoughtpartnerchristy told us to write our name down on the top of a blank piece of paper. Send the paper around the room and our colleagues would write a song or genre of music that we represent or we give off similar vibes to. It was really fun to hear what our peers think of us!

Some of mine included:
🎵 Don’t Worry, Be Happy
🎶 Van Morrison
🎤 Chicago!
🎵 Pump up the Jam
🎶 All About the Bass
🎤 Is this Love that I’m Feeling

What do you hear when I walk in a room? Comment below and I’ll share for you!

The house is flirting… but does it fit your budget? 🏡😉

Before you fall for the porch, get to know the payment. Knowing your purchasing power helps you find a home you can love - and comfortably afford.

$172K a year. That’s the price of this house.

Here’s the math on a $725K home in Alexandria (Rose Hill area):

Step 1: Down payment
$725,000 × 20% = $145,000
Loan = $580,000

Step 2: Monthly payment
Principal & interest (30-yr at ~7.4%) = $4,016
Property tax ($7,652/yr) = $638
Insurance (est.) = $125
Total = $4,778/month

Step 3: Income needed
$4,778 × 3 = $14,335/month
$14,335 × 12 = $172,000/year

Bonus math:
Every $10K off the price saves you about $55/month
Every 1% drop in the rate saves you about $400/month. #dmvrealtor #dmvrealestate #alexandriavirginia #howmuchhomecaniafford

Your daily coffee isn’t what’s costing you business. ☕👀

The unanswered lead. The forgotten follow-up. The past client who hasn’t heard from you since closing. Those habits can cost far more.

Real estate runs on relationships - and relationships need consistent attention.

At the Gaskins Lending Team, we’re here to help you talk through financing questions early and keep your buyers informed along the way. 🤝🏡

Which habit would you add to this list? 👇

The Fall market (October 2026) for the Northern VA/DC/MD market is in full swing - and while the numbers demonstrate a muted environment, it's still very active and a breeding ground of good deals for buyers who can peer beyond interest rates as a deciding factor.

Showings are DOWN - that means there's not as much compeition for the house that you want.

Sellers - that also means focus on your condition like never before! If your house was showed to 10+ buyers and they decided to make an offer elsewhere, then it's either your condition or your price.

(Unless you're in the luxury market (>$2.5M) which means, there's just not as many buyer fish in the sea...so be patient.)
