Nearly four acres of Hill Country unfolding toward Lake Austin, quiet streets behind 24-hour guarded gates, and a classic Texas-style home that feels as though it has always belonged to the land around it. Listed by @cordshiflet , this Rob Roy estate was originally designed by Shiflet Group Architects and thoughtfully renovated in 2021 with Burt Group Contractors and interiors by Rachel Mast, then refreshed most recently by Cami Wright. It lives almost entirely on one level — the primary suite tucked privately at one end with sweeping views, a generous kitchen opening into the breakfast and family rooms, and three additional en suite bedrooms with rare space and storage. Upstairs, a guest suite, a bunk room for sleepovers, and a game room big enough for whatever you can imagine. Outside, wide lawns roll out around a negative-edge pool, a covered porch with an outdoor fireplace, and a sport court with its own shaded seating — all privately gated from the street, less than 20 minutes from downtown, and zoned to Eanes ISD. A home built for slow mornings, long summers, and room for everyone to gather. 24 Cousteau Lane, Austin, Texas 78746 6 Bed | 9 Bath | 9,700 SF DM me for a private tour! Leah Petri

Celebrating 40 years of Moreland Properties! 🤍💚 This morning we gathered at Austin Country Club to mark the milestone, and we’re so grateful to have been in the room for it. Is it a coincidence that Moreland is having its greatest revenue year to date as we celebrate 40 years? We don’t think so. In 1986, Emily Moreland built this company on a belief we share deeply: take care of clients before, during, and long after the sale, and invest our time and resources in the community we call home. Being part of Austin’s #1 boutique brokerage means we get to do exactly that, giving every client relationship the custom, personal care it deserves. And it means even more to be part of a woman-owned company with a legacy like this one. Emily was a visionary, and we’re excited to see Sarah Railey carry that spirit into the future. The future looks bright, and Petri Group is so grateful to be part of Moreland’s story. Here’s to keeping Moreland, Moreland. ONWARD!
