Last month, we kicked off the Trusted Advisor Series with one goal: help Realtors become better prepared for the conversations that tend to show up with more complex and higher net worth clients.

We talked about trusts, LLCs, gift funds, 1031 exchanges, privacy, capital gains and the phrases clients say that should immediately tell you it is time to bring another expert into the conversation.

Because being a Trusted Advisor does not mean pretending to be the attorney, CPA, title officer, or lender. It means knowing enough to recognize the opportunity, ask a better question, and get the right person involved.

In October, we’re taking that conversation one step further.

Our next Trusted Advisor event is focused on tax strategies for high earners and real estate investors, including cost segregation and Real Estate Professional Status. We’ll break down how accelerated depreciation can work on a qualifying investment property, when those losses may be able to offset active income, and why these conversations can create real estate opportunities that otherwise might never happen.

For Realtors, the goal is not to become a tax expert.

It is to understand enough to recognize when a client may have a reason to buy real estate beyond appreciation or cash flow, and then know who needs to be brought into the conversation.

Especially heading into Q4, timing matters. A property generally needs to be placed in service by December 31 to claim deductions for the current tax year, which makes these conversations particularly relevant before year end.

Graduation was the best week. Celebrating Copeland and all of his accomplishments was surreal. Being surrounded by family and friends, and reminiscing about the last 18 years made me realize not only how hard it has been, but how much complete JOY our lives have been filled with since Copeland entered this world. @montgomerybellacademy was such a gift to both of us. MBA gave Copeland a place to grow in confidence, work hard, and make friendships that I only pray will last him a lifetime. What a journey it has been, and I cannot wait to watch and see what God has in store for you, Copeland. He has BIG things planned! You are so ready for this next chapter, and Austin is lucky to have you! It is an honor to be your mom. ♥️
