Australiaโ€™s Housing Crunch Collides With Record Immigration

In Osborne Park, Western Australia, 92 people turned up to a single rental inspection this week. A scene like that isnโ€™t rare anymore. It is the new normal. Across the country, would-be tenants are lining up on streets, competing for a shrinking pool of rentals at prices that rise month after month.

At the same time, Australiaโ€™s immigration intake remains at historic highs. Tens of thousands of new arrivals are flowing into a market that already lacks affordable housing, with no clear plan for how to balance population growth with infrastructure and supply.

The Housing Reality
โ€ข	Vacancy rates in Perth and other capitals remain near record lows.
โ€ข	Rents are climbing at double-digit annual rates.
โ€ข	Young Australians and low-income families are being squeezed out, with many forced to move further from jobs, schools, and essential services.

The Immigration Push

The federal government has committed to high levels of migration to fuel economic growth and fill skills shortages. But the question remains: where will these new Australians live?

Without a matching surge in housing supply, new builds, social housing, and streamlined approvals, population growth is simply piling pressure onto an already broken rental market.

The Missing Population Plan

Officials talk about โ€œsustainable growthโ€ and โ€œnation-building,โ€ but there is little transparency on how migration targets are linked to housing policy. Is there a coordinated plan to ensure supply keeps up with demand? Or is Canberra banking on the market to somehow deliver the homes that do not exist?

Until the government reconciles its migration settings with the housing crisis unfolding on the ground, scenes like Osborne Park will only grow more common and more desperate.
