🏆 Congratulations New York (and the City of Hudson)!

We are officially #1 at being the worst (when it comes to taxes). 📉

(But we have best for lattes and memes? 👌)

🚨 The 2026 rankings are out and NY sits at Dead Last (#50) for tax competitiveness in the nation.

For us in Hudson this isn't just a chart. It is our daily reality, or as they say at FOHY, our "lived experience."

We are living in the most expensive tax state in the country while dealing with arguably the highest property taxes of any town in the entire Hudson Valley. 💸🏠

[For those who pay taxes, and have been assessed in the last decade.]

Hudson residents talk a lot about "affordability" but we keep ignoring the real cause. It is not new neighbors or "transplants" and those locals who voluntarily "cash out and run" by selling their homes, who are driving costs up.

It is bigger and bigger budgets, shiny capital projects, "matching grants" pushed by lobbyists, and politicians who avoid making unpopular trade-offs and just raise taxes (3.9% this year in Hudson), or add sidewalk and other "fees", another form of taxes by another name.

It is politicians, not civil servants, who keep it all so opaque and hide the ball so no normal residents can't stay on top of all of it. 🕵️‍♂️📄

And let’s be honest here. It is one thing to have high taxes and good services. But it is another thing entirely to have high taxes and poor services. 📉🗑️ See HCSD and Kamal.

To make matters worse, Mayor Kamal unwisely kicked the city-wide tax reassessment down the road, and refused to collect millions in outstanding taxes. Now his successor Mayor Ferris will have to be the adult in the room and do the necessary work to fix it. 🏗️

Next time someone complains about "displacement" remind them that high taxes are a choice. Their choice. Those who refuse to lower taxes are the ones displacing and harming middle class families.

People aren't being "pushed out" by immigrants or some magical Brooklyn force. They are being priced out by bad policy and politicians who refuse to make the tough calls on curbing expenditures, and instead raise taxes on the dwindling number of tax parcels. 🚫. Credit: Tax Foundation

This month at Pilates Hudson, I celebrate Sheldon Evans & Nicole Vidor. I met Sheldon Evans at Time & Space Limited, a non-profit art and community center, when I was in my early twenties. Sheldon was the Board treasurer of TSL and a committed philanthropist. When I sent the email newsletters out from TSL, he was the first person to tell me that I had made a typo. Hahahaha! Fast forward to opening the Pilates Studio in 2003; he became a private client in those early years. Sheldon is 90 something now and I'm not twenty-two anymore. Now we see each other on zoom. I've learned a lot from my lessons with Sheldon. I've witnessed a successful, tenacious man keep his head up and keep diving into solutions regarding issues like arthritis. He's also allowed himself small doses of vulnerability, mixed always with a comeback. It has been my honor to coach one person for so long.

Nicole Vidor also worked at Time & Space Limited back then. We had so much fun! Because she joined the staff after me, we called her Nicole #2-- but that title never fit because she's first class. Just look at her artwork. I found her to be one of the most beautiful, funny, playful, unique and talented women I had ever met. She was my "practice body" when I started teaching Pilates. The thread here is that I have met so many strong people in Hudson and behind them are more strong people. Vulnerable people who practice, above all, acceptance--- of curveballs, setbacks, and sore backs-- people who keep going and keep going.
