🦆 Pecan Point: Set in the Deep Country That Helped Shape American Duck Hunting

“…for its size, I have never seen waterfowl life as it used to be at Wapanocca.”
— Nash Buckingham, Hallowed Years

In 1886, Memphis businessmen formed the Wapanocca Outing Club in Arkansas around a 600-acre oxbow lake left behind by the Mississippi River. Before there was a bridge, members rode the train out of Memphis and crossed the river by barge.

Nash Buckingham, whom many consider the dean of American waterfowl writers, hunted Wapanocca as a boy with his father. After three decades of hunting what he called “ninety percentum” of the continent’s worthwhile wildfowling areas, he wrote that none, for its size, matched Wapanocca.

In 1961, Wapanocca was established as a National Wildlife Refuge. Pecan Point lies between the famed Wapanocca NWR and the Lower Hatchie NWR across the river in Tennessee. The ducks Mr. Buckingham wrote about still fly the same river corridor, trading between the two refuges and crossing over Pecan Point.

🌽🦆 This season’s corn on Pecan Point’s impounded waterfowl fields came in as a bumper crop.

With the corn in place and prior improvements to 4 field units, we’re expecting a strong upcoming duck season.

🔹 176± acres of tillable ground have been leveled and impounded into four units
🔹 Levees and flashboard risers allow precise flooding and drawdown
🔹 Three wells supply water for crop irrigation and flooding for ducks in late fall and winter
🔹 Corn was planted this season, and the fields are also suitable for milo, rice and millet

The payoff of these investments is reliable water and feed for duck sanctuary and hunting opportunities. These impounded fields have a proven history of holding large concentrations of wintering ducks during the season.

🦆 Island 34 is offered at $20,900,000, turnkey and ready to hunt on day one.
Five years of investment and development has produced an estimated 400,000 wintering ducks. Respected waterfowler Fred Zink, host of Ducks Unlimited TV, has named Island 34 one of the top 20 duck hunting destinations in America.
This ±2,549-acre Mississippi River property in Lauderdale County, Tennessee, is accessed from Wilson, Arkansas, and sits directly across the river from the 9,451-acre Lower Hatchie National Wildlife Refuge.
Building Island 34 into what it is today, a private waterfowl sanctuary and luxury hunting property, has been one of the great privileges and adventures of my life.
Many of you have followed every step of that journey. You've watched the wintering duck numbers grow from an estimated 90,000 birds to 400,000. Your support has meant more to me than words can say. In a real way, you've been part of the transformation of this land.

🦆 PECAN POINT | ±6,059 Acres | Mississippi County, AR & Tipton County, TN

Positioned in the lower Mississippi Flyway on the west bank of the Mississippi River, Pecan Point offers 8 miles of river frontage, and wide-ranging waterfowl habitat and hunting opportunities. The property is composed of bottomland timber, natural lakes, sloughs, scrub-shrub marsh, potholes, moist-soil habitat, willow bars, and flooded fields with corn left standing.

Recent investments in new pipes, ditches, levees, and water control structures help manage water where it matters most. Five dedicated wells supplement water in key duck habitat and hunting areas, and four impounded field units are planted in corn, then left standing and flooded for reliable waterfowl food and hunting. When the river reaches between 18 and 26 feet on the Osceola gauge, the duck habitat across the land comes alive, providing a variety of duck hunting experiences.

Just 8 miles northeast, directly across the river, lies the 9,451-acre Lower Hatchie National Wildlife Refuge. The refuge was established in 1980 specifically to support migratory wintering waterfowl. Its bottomland hardwoods, baldcypress-tupelo swamps, moist-soil units, and agricultural fields hold large concentrations of mallards and other waterfowl species through the winter. Together with the other federal and state refuges in the area, the Lower Hatchie helps anchor the primary wintering grounds for mid-continental ducks, and it keeps a steady supply of wintering waterfowl in the immediate region. Pecan Point also benefits from nearby private lands managed for waterfowl, such as Brandywine Island, Island 34, and Sunrise Island. Altogether, the property sits within an estimated 55,900 acres of prime waterfowl and wildlife habitat.

Major improvements are underway at Pecan Point to get ready for duck season. 🦆

Swipe through to see the work that has been done and the ground it will improve.

This month the trackhoe has been at work on one of the property’s key duck hunting areas. A primary ditch has been deepened, and new water-control pipes have been installed, so the property can hold water more efficiently and manage levels through the season. Water control means better habitat, and better habitat means better duck hunting.

Pecan Point spans 6,059± acres of Mississippi River country across Arkansas and Tennessee. It features duck hunting on a diverse landscape: bottomland timber, willow and smartweed flats, river-fed lakes and sloughs, and flooded fields with standing corn. The property offers a variety of waterfowl hunting experiences to choose from.

The owners are investing heavily to improve Pecan Point’s waterfowl habitat, along with other enhancements because they believe in this place. For the next owner, that means a property that is being actively cared for and ready to hunt on a classic December day.

One of the outstanding added values of Pecan Point is its proximity to Wilson, Arkansas.

Greet the autumn sunrise in a deer stand hunting trophy whitetails, in a duck blind working mallards with family and friends, or walking the roads in the spring through the big timber after gobblers. 🦌 🦆 🦃

In the afternoons head in to Wilson. Just minutes from Pecan Point’s gate, this historic Delta village of Tudor-style architecture, recognized by Garden & Gun and Southern Living as one of the South's unique destinations, is where the day slows down. Play a round of private golf at the Tin House Golf Club or shoot trap and skeet at the Field Club. Browse Whites Mercantile, grab a coffee at Staple, or unwind in the spa or on the rooftop at the Louis Hotel.

End the evenings at Wilson Cafe & Tavern on the town square, with craft cocktails, a menu built on Delta farms and produce from The Grange gardens, and wines from their own Napa Valley vineyards. Add live music and seasonal festivals, plus everyday essentials like supermarkets, banks, a post office, theaters, and pharmacies, and you have amenities few sporting properties can offer so close at hand.

Pecan Point gives you a world-class place to share the outdoors with the people you love. Wilson gives you everything else.

Deep country. Refined Delta hospitality. Only at Pecan Point.

Fall has a way of reminding us why the land matters. The timber and fields paint themselves in color, and we look forward to shorter days and cooler mornings that signal the hunting winds are on their way.

Grateful for this time of year. Happy first day of autumn from Pecan Point. 🍂
