86% are discounting heavily just to hit 182 days 📉

Nicky Williamson from PASC UK explains how Wales’s 182-day letting threshold is forcing holiday let operators to chase occupancy instead of running their businesses properly.

And for those who miss it? 26% on council tax premiums are running at a loss, with bills far higher than the profit their property makes. 😔

The Welsh Government is consulting on the threshold right now, and it closes THIS FRIDAY, 23 October.

If you run a holiday let in Wales, please respond. If you know someone who does, send them this post.

Look who was spotted near Finca Manglar! 🌿🐾 These beauties are just one of the many stunning animals that share our backyard here on the Osa Peninsula.

We’re lucky to see some of the same wildlife that makes Corcovado so special, right here near home! 💚🇨🇷

£92,000 💸

That’s the highest bill Nicky Williamson from PASC UK has come across for a Welsh holiday let operator caught out by the 182-day letting threshold.

The average is £20,000 to £25,000, and they’re seeing many of them.

A bill like that, out of nowhere, can end a business. 😔

Cleaning isn’t really about cleaning. It’s about trust. 🧹🔑

Georgi Georgiev of Fantastic Services joined the Host Planet Podcast to explain why hosts and property managers need more than a tidy property from their cleaning partner.

When you hand over your keys, you need:

✔️ Checklists that are followed every time
✔️ A team that shows up on time
✔️ Before and after photos
✔️ Damage reports
✔️ Full transparency, from booking to checkout

Because when operations slip, it’s your guests and your business that pay the price.

Sold-out concert in town. His listing: $120 a night. The place next door: $310.

The demand was identical. The prices weren’t. Most hosts never check local events against their pricing calendar, so one flat rate ends up applied to every night of the year, including the nights the whole city is booked. Demand spikes get discovered after the dates are already gone. And the money left on the table isn’t a strategic choice, it’s just the default.

The fix is pricing around what’s already known: the local event calendar tracked for every market, pricing raised ahead of demand spikes instead of after them, minimum stays adjusted around the busiest dates, and peak weekends finally priced like peak weekends.

A busy weekend priced like a quiet one isn’t a discount. It’s a donation.

If you’re not sure which dates on your calendar are underpriced, DM “EVENTS” and we’ll show you exactly where the money is going. Free breakdown, no fluff.
