Day 9 of the #amplifypropertychallenge

Renovating your property for yourself, for creating a BTL or for flipping?

Here are some tips I've found useful.

💰 Plan your budget and make it stretch !! Prioritise what you need to get done to improve the condition of the property and what are optional additions. No point of having a gorgeous front door that opens into a house that is falling down.

👩🏻‍🔧 Research contractors, ask around who is good and get an understanding of expected costs. Cheapest isn't always the best. A cheap job done incorrectly can end up costing a lot later down the line.

🎨 It's easy to get excited about paint colours and finish but prioritize repairs, it's boring but needs done.

Add personal touches to make it your own style or one that will appeal. Enjoy the process 🏡

Happy renovating ! 🏠✨

Day 6 of the #amplifypropertychallenge

Share a Success Story.

🏡After my first flip, I was on the hunt for my next project. I instantly loved this 4 bed home. Structural issues, damp and aged decor didn't but me off, I was in love !!!

☎️ But someone else had sale agreed before we could offer and I was out. Undeterred I rang up and enquired about the house countless times. The sale fell through and we could buy and renegotiate a lower price.

🦋 It was the project that changed everything, we made right all the wrongs, designed and decorated it. Added a garden and increased the value tremendously.

💰My investment pot was made and my property journey really took off.

📸 I wish I'd taken photos to share but it never made it to market as keen neighbours bought it cash, without even marketing it. If only all projects were such a success ❤️❤️

let me know what your success stories are x

Day 5 of the #amplifypropertychallenge

Property Investment Strategy

I started property investing 'properly' just over 8 years ago. However I've always been super keen on the possibility of property. I first stepped on the ladder at 25 (20 years ago!) with my first property. I rented out all the rooms to cover the mortgage using the saved income to improve the house.. I purchased a second property with the increased value of the first. As an accidental landlord my eyes were wide open to what was possible.

Fast forward to my mid 30s and the arrival of my little boy, I looked at FLIPs as a way to create an income without working Full time. After gaining momentum and success, I learnt about BRR and built a portfolio that enabled me to keep the properties and create a fairly comfortable monthly income for myself.

Another few years on, I'm diversifying again. I'm using money created from value growth in the portfolio to invest in Northern Ireland. My focus will be on serviced accommodation and HMOs.

Every day is a school day and I'm always learning and evolving. Let me know your property strategy is and how you have evolved ❤️❤️

Day 4

Property Market Trends

If I'm honest, I'm no expert, I've no crystal ball and I'm never wholly convinced when people advocate they do. all I can do is share my experience and what I see from a landlord and developer perspective

1) Rental Demand has increased massively. With increases in mortgages and tax implications of BTL incomes, many landlords are leaving the market. With less houses available, rents have increased. While this seems beneficial, I'm finding the tenants are struggling with being overstretched. Tenants are struggling to pay the higher prices and landlords are faced with issues with late or no payments. With everything, good agents, contracts and background checks are key.

2) Continued growth of HMOs. It's not long ago that people didn't even know the word HMO and now it's common place in property circles. Large UK cities have seen huge rises in these as the population grows housing young professionals, doctors and nurses. They're a key part of any serious development strategy for most large towns and cities. As we grow to attract workers from other areas, they're a vital part of local housing stock strategies.

3) If the past teaches us anything, it's we never know what's around the corner. Be flexible, find solutions to your problems and keep going.

Let me know your property predictions are, let's face it, only the doc knows.❤️❤️

🌟 Day 3 of the #amplifypropertychallenge 🌟

I have listed just a few of my favourite and most inspiring books and podcasts that have helped on my property journey, and have helped many others on their way!

📚 Books

Rich Dad Poor Dad, by Richard Kyosaki - not property specific, but is a complete game changer when it comes to mindset and challenging yourself each day. An absolute must read for everyone!

The Price of Money, by Rob Dix - Rob is the co-host of the property podcast (see below), and this is a book explaining the past, present and future of world economics in an easy to understand way, covering various topics extremely important to property including inflation, interest rates, debt and government policy. By reading this you will know more than 99% of the public!

Atomic Habits, by James Clear - if you're anything like me, procrastination can be a problem! This book sets out clear methods and mechanisms to make marginal gains in your day to day life, be it in work, side hustle or personal. One I constantly refer back to!

🎧 Podcasts

The Property Podcast - 2 weekly episodes tackling questions raised by listeners, as well as monthly UK property market updates have made this an absolute must for me

Progressive Property Podcast - often hosted by Kevin McDonnell, this is often one of those podcasts that really energises me and tackles various hot and difficult topics head on. One thing is for sure, Kevin doesn't mince his words!

Serviced Accommodation Podcast - hosted by one of the leading investors Kevin Poneskis, this helps keep your finger on the pulse of all things SA, while also giving plenty of tax and accounting tips that have saved me £1,000s, and no doubt could save you too!

⚽ Honorable mentions

- The Guardian Football Weekly - for those days I want to turn off, this is a firm favourite of mine often for the drive home from work and brings me up to speed on everything in the football world!

DAY 3 - Favourite property book (or podcast!) #AmplifyPropertyChallenge with @paulkennedyproperty

Books, audiobooks and podcasts have been the foundation of my learning about property investing, along with learning from others & attending property investing events. I was thinking back to the books I’ve read and also reviewing my Audible library and Podcast library…here’s some of the stand outs below:

- BOOK: Rich Dad, Poor Dad by @therealkiyosaki (not strictly property but a lot of the main principles and mindset were relevant to open my eyes to owning cash flowing rental properties that appreciate in value)
- BOOK: Buy, Rehab, Rent, Refinance, Repeat by David Greene (very insightful book and the main strategy I’m following)
- BOOK: Buy Low Rent High by @samuelleeds (excellent short read about how to maximise returns - really opened my eyes when I read it back back during one of the lockdowns)
- AUDIOBOOK: Rich Dad’s Cashflow Quadrant (super helpful for designing your life and setting yourself up not to be a slave to ‘working’ in the traditional sense but understanding you can become an investor as well as an employee or business owner)
- PODCAST: The Property Podcast by Rob & Rob (excellent in depth podcast and great market updates)
- PODCAST: The Science of Getting Rich by @fullauto11 (again not always strictly to do with property, but a ton of helpful mindset and wealth building principles)

Would love to hear your recommendations below - what 1 book has helped you with your property journey?

Day 2 of the #amplifypropertychallenge

🏡 My first project #BTL2

We were complete novices in the property world (and still have lots to learn!), here's a brief overview of our first investment where we got our feet wet in the world of property and caught the bug!

- 3 bed property in a commuter town near Belfast
- Purchased for £135k in Dec-15, while renting and living in Belfast
- Light-touch refurb needed for rental, including redecoration throughout and replacing an oil tank

👌 Highlights
- We were able to live in the City Centre (where we wanted), while tenants paid our mortgage
- Realised >10% value appreciation in a little over 3 years
- No stamp duty or capital gains payable, as this was our primary residence

💡 Learning points
- Return on £ invested was 10-15%; being more educated we now lookout for much higher returns
- Lots of speaking and liaising with various solicitors, selling agents, managing agents and tenant finders, which gave us experience in the area to bring forward onto future projects
- Document and take lots of photos of your journey, which we certainly did not here!

Have a similar story to share? Any questions? Please get involved and get in touch!

Day 3 of the #amplifypropertychallenge.

My favourite property book or podcast.

Without doubt it has to be @insidepropertyinvesting

I've listened to all the episodes and many of them twice. I've also had the pleasure of attending some of the women In property events held by Victoria Steinhouse and others such as Ruth Hobbs where I've met and made friends with lots of amazing women property developers.

The podcast has hugely impacted my approach over the years from simply flipping properties to BRR strategies. Thanks to the hours of listening, I now have a portfolio which created the dream of using property to replace my original IT job.

I was even asked me once to do a podcast and share my own journey. The link is in the bio 😉 I did it while I undertook the challenge of building our house and discussed our move back to Northern Ireland.

Let me know your biggest influence in property, what books or podcasts you love ❤️❤️

DAY 2 - My First Investment Property #AmplifyPropertyChallenge

We bought our first investment property in June 2022. Here’s some key highlights and valuable insights I’ve learned along the way:

- Bought for £66k, had a refurbishment carried out which cost £14k, revalued at £85k
- One interesting observation is that already I believe the value of the house has increased (in the short 18 months since the above valuation). Similar properties on the same street and surrounding areas are now being marketed and sold for around £95k or even £100k
- Refurb included new kitchen, refresh of the bathroom including adding a bath/shower, fresh paint everywhere, new carpet and flooring, cleaned roofs and gutters
- The bathroom initially had a shower made for disabled use and/or an elderly person so I wanted to change this to be more suitable for a family to be able to have bath time with their children if required
- We actually handed the refurbishment over to a letting agent who provide this as a service. One obvious downside to this was that I personally didn’t get a ton of experience as I just came back when all the work had been done
