#Repost @robreffkin with @use.repost ・・・ It’s no secret that the latest jump in mortgage rates has been painful for the housing market. Sellers are cutting prices at the highest rate for this time of year in over a decade. But it has also made one thing clear: It may be time to stop waiting for lower rates and start adapting to a new normal. For the past few years, homebuyers and sellers have had good reason to believe lower rates were around the corner. Many waited on the sidelines as a result. Lower rates are still a possibility, but it’s becoming harder to build a housing strategy around the assumption that they’re coming soon. Buyers shouldn’t pass up their dream home in hopes that it will be a little cheaper tomorrow. Sellers shouldn’t delay their move in hopes that their house will sell for more next month. Instead of waiting for the market to return to the past, how can you succeed in the market we have today? Link in bio.

🎉WE MADE THE AMAZON BESTSELLER LIST!🥹🙏 The Alchemy of Joy hit #1 New Release in multiple categories and became a Bestseller in several others… alongside some of the greats like Michael Singer, Eckhart Tolle, Dr. Joe Dispenza, & John Maxwell… all whose work have deeply impacted my life over the years… so this is all a bit surreal… 🤯🥹✨ But more than anything, I just feel an overwhelming sense of gratitude…🙏 This book took five years to bring into the world. Five years of writing and rewriting, learning, healing, growing, and turning some of the hardest and most beautiful chapters of my life into something I hoped could serve others.❤️ And none of this would be possible without YOU🥹 🫵🏼❤️To every person who bought a copy, shared a post, forwarded an email, told a friend, gifted the book to someone they love, or simply cheered us on… thank you. Your love and support mean more than I can put into words. 🙏 ❤️ And to those of you who have already shared how the book is impacting your life — those messages mean more to me than any ranking or list EVER could. It truly took a village to get here — my family, friends, publishing team, editors, early readers, and this incredible community. I’m so deeply grateful to all of you. ✨but especially for my wife @michellefreeman_stenz for the unwavering love and support through it all… 🫶 My hope for this book has always been simple: that by sharing what I’ve lived through, what I’ve learned, and the tools that helped me find my way back to myself and to joy, that it might help others find a little more freedom, meaning, and joy in their own life. Watching that actually happen is the greatest gift of all. ❤️ 📖 If you haven’t grabbed your copy yet, we’d love to have you join our growing community of Alchemists and be part of what we’re building together. It was such a pleasure to have Compass’s Chief Economist, Mike Simonsen, come to Pittsbrugh and speak to our agents. Mike touched on the current state of the Pittsburgh real estate market, inventory, inflation, and where the market is trending as we approach the end of the year. @mikesimonsen

Rates just pushed above 7.1%. Highest we’ve seen since February 2025. And two months ago, I told agents to prepare for this. Well… here we are. Now you have two choices. You can bitch about the market. Or you can TAKE MARKET SHARE. Because this is exactly when strong agents separate from average agents. When the market gets harder, weak agents retreat. They cut marketing. They make fewer calls. They follow up less. They start blaming rates, inventory, consumers, Zillow, the Fed… everybody except themselves. Strong agents do the opposite. Here’s your play: 1. STAY OPTIMISTIC. Your clients are borrowing your certainty. If you’re scared, they’re scared. If you see opportunity, they start seeing opportunity. You don’t ignore reality. You LEAD through it. 2. DOUBLE DOWN ON MARKETING. More TELE — conversations, prospecting, calls. More traditional marketing. More social media. More visibility. When everybody else gets quiet, you get LOUDER. 3. FOLLOW UP LIKE YOUR BUSINESS DEPENDS ON IT. Because it does. People aren’t necessarily saying NO right now. They’re saying NOT YET. The fortune in this market is going to be made in the follow-up. 4. OVER-COMMUNICATE WITH YOUR ACTIVE BUYERS AND SELLERS. Do not let CNN, TikTok, their neighbor or their Uncle Bob become their real estate advisor. You lead the conversation. You explain what’s happening. You remind them WHY they’re moving. You keep them focused on their goals instead of hypnotized by the headlines. Listen to me: Easy markets create a lot of agents. HARD MARKETS CREATE LEGENDS. This is where skills matter. This is where discipline matters. This is where leadership matters. This is where the strong take market share from the weak. So quit wishing the market was easier. GET BETTER. Get louder. Make more calls. Follow up harder. Communicate more. And go take the market share that somebody else is about to surrender. This is your time. #CoachPipes #G3Nation #RealEstateAgent #RealEstateCoaching #realestatemarket

Higher mortgage rates are cooling demand, but they may be giving buyers something they’ve been waiting for: more choice. With more than 1.1 million homes now on the market and inventory beginning to build, buyers who can make the numbers work may find a wider selection and less competition than they would if rates fall. Because when rates come down, buyers tend to come back quickly. And inventory can disappear just as fast. The takeaway: waiting for lower rates and more inventory may mean waiting for two things that don’t often arrive at the same time.
