Want to hear what’s next for the former VA hospital site at 9th and Clermont?

A broker open tomorrow will bring together several updates on development happening around Denver, including a closer look at the redevelopment of the former VA Medical Center at 1055 Clermont Street.

Ben Gearhart of GM Development (@gm.development) and MODUS Real Estate (@modusreaestate) will discuss plans to transform the 10-story former hospital into a mixed-use community with 493 apartments and approximately 50,000 square feet of commercial space.

Plans include roughly 15,000 square feet of neighborhood retail, 35,000 square feet of medical office space, a new central atrium and café, rooftop pool, pickleball courts, coworking and fitness space, and other resident amenities. The historic building itself is being preserved and rehabilitated as part of the project.

Construction began in late April, with demolition and framing now underway. The first residences are currently expected to be completed in late 2028, followed by additional phases into 2029.

The broker open will also include updates from Garrett Beserra with MODUS Real Estate on Dahlia Twelve, development around 9th and Colorado, and other projects he is working on around Denver.

Attendees will also have a chance to learn more about a video contest offering two tickets to the Denver Broncos vs. Las Vegas Raiders game on November 22.

Dahlia Twelve recently wrapped up construction along Dahlia Street, bringing 12 new townhomes developed by @homebound and listed by @modusrealestate.

While each home includes more than 2,200 square feet of living space, one of the more interesting features is downstairs. Every home includes an approximately 700-square-foot garden-level lock-off.
