POSTS STORIES REELS TAGGED

There is only 1 property in our entire portfolio that does not have a traditional “fail safe”. Cabin in the Woods in Broken Bow, OK.

We knew this going in and it did not deter us. This property can be used as leverage in regard to taxes & write offs. The financial data does show cash flow and we intend to keep it green. But in the case of a yellow, we do have a fail safe.

Did you know that Short Term Rental Insurance Policies can cover your mortgage, expenses & safe guard your cash flow?

If you didn’t.. it’s probably time you talk with your agent.

Do you want to play monopoly?

Real estate isn’t a rat race. There is no second place. There’s only how much value are you providing while turning a profit.

You and me can call the same seller and pitch the exact same thing in 2 different formats. The same exact terms, points & message.. Yet only 1 of us resonates with them.

That’s the beauty of Real Estate.

In the United States alone, 100k houses hit the market daily with 11-14k closings taking place DAILY.

Not even Black Rock could purchase every home. So who is this bogeyman you’re competing against? It’s all in your head.

With all those opportunities hitting the market every day, people like me sharing their knowledge, guiding you to the finish line & opening the doors for you to achieve the dream of becoming a homeowner or investor, what is your excuse?

Don’t be your own worst enemy looking for someone to blame.

You can do this. I can help you do this. I want to help you do this.

We’re focused on breaking the norm. We’re focused on changing the narrative when it comes to homeownership & investing.

Yes, the market is cooked. Yes, it’s never been harder to become a homeowner. Between rising prices, interest rates & strict underwriting, it has never been harder.

That doesn’t mean it’s not attainable. That doesn’t mean there isn’t workarounds.

You can do this. We can help you do this. We want to help you do this.

The time to buy is always now. What exactly are you waiting for?

The whole purpose of Xenia Group is to do things ethically, responsibly & with a conscious.

Displacing people from their homes so investors or myself can turn a profit is not okay. I will never take part in transactions like this. I like to sleep peacefully at night.

There’s plenty of ways to build wealth with real estate. You don’t have to step on peoples backs to get to the top.

You can help real people navigate real financial hardships & find real solutions that benefit all parties within a transaction.

You can build wealth while positively changing the trajectory of someone’s life.

There’s just certain things I can’t bring myself to do. Displacing a family so I can turn a profit is one of them.

“What you eat don’t make me 💩” - Jay Z

Competition happens at the bottom. Collaboration happens at the top.

I’m no better than anybody. I’m not bragging. I’m not posting with ego. I’m not posting for applause.

I’m not posting to make you feel anything other than inspired. How you feel is a reflection of yourself. Not me.

I want to help you. I want to see you win.

Clearwater, FL

We were supposed to close on Clearwater today. The lender requested a survey at the last minute, which just sent over not too long ago.

We would’ve pushed it off till next week anyway due to the insane, offensive & ludicrous insurance quote we received.

$15,000.00. LOL. The property I own 30 minutes away which is being utilized the same way this one is only runs 2800/year.

I don’t mind waiting a couple extra days to not only make sure all our ducks are in a row.. but to ensure that every party involved has theirs in a row as well.

$15k. lol. Get real. Make sure the insurance broker involved in your transaction isn’t a scam artist.

Want to know the secret to succeeding in real estate? How about business in general? How about in life?

Just be yourself. Do everything honestly & with integrity. It really is that simple.

Lean in to your strengths. Understand your weaknesses & flaws. Face it and grow.

Those who treat life as a rat race are doomed to be a mouse on a wheel.

Once again, it really is that simple.

Do not let interest rates or the current state of the market scare or deter you from buying or investing in real estate.
