✨ Listings & Lattes was absolutely electric today! ☕️💼

We packed the room, poured the lattes, and dove deep into how to plan your 2026 using AI — and wow… the energy was next-level. Realtors left with real numbers, real clarity, and a real plan to launch their best year ever. 💥

I even got a standing ovation, which honestly had me speechless (and that’s rare!). 🙌
I’m beyond grateful for everyone who showed up, participated, and poured their hearts into their vision today.

Huge love to my powerhouse leaders Lani Belcher and Nicole Merriman, who will be carrying the torch and keeping Listings & Lattes thriving each month at VIP Mortgage while I’m on the road coaching agents nationwide. 🖤

A massive thank you to John Drennen, my amazing lender, and Bill Wilson for providing such an incredible space for us to meet, grow, and collaborate. You both make these events possible! 🙏

And of course, a huge shoutout to Daphnie for crafting the most amazing lattes — they were perfection and set the vibe for such a powerful morning. ☕️✨

And… a proud mama moment — my daughter Natalie attended her first Realtor event today! She’s officially joining me at eXp Realty and stepping into this amazing world of real estate. Watching her follow this path lights me up. 💫

2026 is already in motion… and it’s looking unstoppable.

💬 DM me “TRIBE” to be part of something so great — because the people you surround yourself with will shape your next level.

🔥 Real Talk from Nicole Merriman 🔥

“When I started at my old brokerage, I was proud… but I had zero support. Then I met Windy at one of her social media nights and it was the BEST decision I ever made to join her team.
Her systems blew me away — Notion pages with step-by-step videos, Follow Up Boss dialed in, automations running in the background… I sent out a couple automated texts and converted leads that had been sitting cold for 2–4 YEARS. Now, I’m literally on vacation getting notifications that a lead responded to a text I didn’t even have to send. Everything just FLOWS.” – Nicole Merriman 💎

✨ THIS is what happens when you have the right mentor, the right systems, and a team that sets you up for success.

What is the **MOST IMPORTANT** thing you notice in home photos? Is it the grout? Is it the lighting? The clutter? Attention to detail doesn’t go unnoticed… it’s truly valued by clients.

Come take a dirt nap at 332 N. Lisbon St. Dirt: the original weighted blanket.

Located, on a paved, dead end street, with unobstructed strip and mountain views, and only five neighboring homes.

Septic waivers on vacant land parcels, potentially exempting you from connecting to city sewer, are only available through 4/1/2026. This property already has architectural plans for a luxury home with a four car garage drawn up: including landscaping, electrical, plumbing and more. Utilities on site: water and gas. The nearest electrical transformer is 200 feet away and available for immediate connection (not privately owned).

🏆🤍🏆

Saturday was my first time ever riding @lvmotorspeedway and it’s a tricky, fast, and actually really fun track! Thank you @race_cra for putting on an exceptional race event, per usual 🙏🏻 and to @racer411_racecra for all the help and hospitality. My weekend wouldn’t have been possible without you 🤍

Life has been a bit of a whirlwind lately with events every weekend, and coming straight back from Mexico and I only had one day at @podiumclubaz last week to test my R6 before heading to Vegas. Thank you @kyle_r267 and @j_tropkoff for getting my clutch sorted while I was out of town!

I didn’t get the chance to practice on Friday so I used the 16 lap GT race to get comfortable with the course, which was the race right before Ladies of CRA. With no time to spare, @s_clotworthy met me on pit lane with a bottle of @rynopower and a gallon of gas, and it was straight back to the grid 💪🏻

I got the holeshot (yay new clutch!) and battling with my friend @nicolemlv on her s1000 pushed me to my fastest laps of the weekend! Thanks girl 🥂
