🚨Sellers: Don’t make this mistake this fall...

The buyer shopping in October is different.

They may have a job starting, a lease ending, a school change, or a reason they need to move.

That means they’re looking for:

🏡 Move-in ready
⏰ A timeline that works $ A payment that fits
💰 A home priced right
🎯 A home priced right

And here’s the big one...

Don’t automatically drop your price when seller concessions or a rate buydown could make the monthly payment work instead.

Fall isn’t the “slow season.”

It’s the season for serious buyers. 🍂

It’s about the lifestyle, not the specs 💡

I’m not just selling you a home… I’m showing you the lifestyle of where you will be moving into.!

A city that lights up around the holidays, the restaurants and coffee shops that are down the street, the numerous lakes and outdoor areas to explore, the perfect date night, etc.

It’s not just where you “live” it’s where you want to be. ✨

🏡 The house might be perfect… but is the neighborhood?

When buyers tour a home, they notice the kitchen, flooring, and layout.

But one of the biggest factors in loving your home long-term has nothing to do with the house—it’s the neighborhood.

🚩 Red flags buyers often miss:
• Overflowing street parking
• Multiple homes with deferred maintenance
• Noise you won’t notice during a 20-minute showing
• Signs of high rental or occupant density

Before you fall in love with the house, take a good look around the neighborhood. 👀🏡

The house matters… but so does everything around it.

When I show homes, I’m paying attention to more than the floor plan. I’m looking at the neighborhood.

🏡 Are people out walking their dogs?
🚲 Kids riding bikes?
👋 Neighbors saying hello?
🌳 Parks and green space nearby?

Because you’re not just buying a house—you’re choosing the place you’ll call home.

The best neighborhoods aren’t always something you can see in the listing photos. You have to experience them. ✨

Thinking about buying? Let’s find the right home and the right neighborhood for you 🫵🏻.

The most wonderful time of the year... and the most magical. My mom puts in auch hard work every year to make our house the most beautiful winter wonderland!! Literally out of a magazine!

I love how sports brings people together and in those moments new friends and new memories can be made that last a lifetime. So at our Rams vs Dallas preseason game the Roullier family was visiting from Washington and attending the game decked out in Dallas Cowboy gear.

As @rampagenfl and I walked by they graciously ask for a photo. Rampage being the amazing ram he is took photos and playfully teased them about their attire (Cowboys). They then proceeded to introduced themselves to me, thank us for stopping to talk and expressed how much fun they were having.

So now that we made this connection throughout the game as we walked by and the score changed we would trade competitive looks and banter @kazroulli . I playfully teased @iamellianaroullier about her Dallas jersey, which she replied “This is the only one I have, I don’t have any Rams gear”, I laughed and said “We have an amazing team store with tons of awesome Ram’s gear.” the whole family laughed.

Fast forward…
The Rams came out on top with the WIN, but at the end of the game, again the Roullier family thanked us for being so personable and fun, and stated they were now Ram’s fans!!!

I felt that this was a true moment to make a lasting memory. So I told @nicoleroullier I’d send them something in the mail.

I kept my promise and shipped a Ram’s jersey with Elliana‘s lucky number #22 and name on the back. Surprised to me it arrived to the Roullier household just a couple days before her birthday!

So here’s to new friends and new fans!!! Happy Birthday Elliana and welcome to the #ramily !
