Sometimes, in land transactions, the resistance to being verified is itself a red flag!

Trust is good.
Blind trust is where things get complicated.

In land transactions, some people get edgy when you ask questions, request documents or insist on conducting a search.
Don’t let anyone guilt-trip you into skipping due diligence.

Wanting to verify what you’re buying is not a lack of trust; it’s wisdom.

A title document can look legitimate and still not prove what you think you own.

Due diligence is key!

I spoke more about this and other things to look out for when buying property.

The Republic of Korea taught me something about life that I didn’t expect to learn from a building.

While in Korea, I learnt from its architectural design how a strong central core can carry much of a sky rise building’s weight, rather than relying on countless visible beams and columns.

And it stayed with me.

The higher God wants to take you, the stronger your core must become.

Because public success without hidden strength eventually collapses.

So, what makes up your core?

Build what nobody sees.
It will carry what everybody sees.

A worker fell from a scaffold and died on site!
He left home that morning, not knowing it would be his last.

He was someone’s son, could have been someone’s father or someone’s husband.

Beyond the structures we build are lives we are responsible for. Worker safety is not an afterthought. From safety gear to proper working equipment and safe working conditions, the law places responsibilities on employers to protect their workers.

Dear Developer, the people building your vision deserve to build it in safety.

Dear Developer,
Closing the deal is not the end of the client journey.

Don’t be so focused on the next sale that you leave the last client with unanswered questions.
Post-sale is not an afterthought. It is part of the deal.

Have a system for what happens next.
Keep the client informed.
Answer the questions.
Help them understand what to do with their property going forward.

The same energy you brought to getting their money should go into delivering what they paid for. Because your integrity isn’t established at the point of sale.
It is proven by what happens after.

And in real estate, that is what turns a client into a referral.

Part 4
Dear Realtor, before you market that property, ask the hard questions.

You are not just selling the developer’s property. You are putting your name, credibility and integrity on the line.

Know what you are marketing. Know who you are marketing for. And make sure you can stand behind it.

Your commission is one transaction. Your reputation is your business.

Every child is born somewhere.

Some are born into cities.
Some into villages.
Some into privilege.
Some into obscurity.

But none of us is born without a story.

I was born Gbagyi.

For a long time, I believed becoming a lawyer meant leaving parts of myself behind—that the language, the culture, and the heritage that shaped me belonged quietly in the background.

I was wrong.

The law did not erase where I come from.
It gave me another way to serve it.

So this is more than a walk to the City Gate.

It is a daughter returning to her people with knowledge in her hands, justice in her heart, and heritage on her shoulders.

Because perhaps the highest form of success is this:

To return to where you came from with something worth giving.

Whatever your name is…
Whatever language first taught you to say “mother”…
Whatever soil first carried your footsteps…

Never believe you must abandon your roots to answer your calling.

Carry your heritage with honour.
Carry your purpose with humility.
Carry your people in your heart.

The world doesn’t need fewer people who know where they come from.

It needs more people courageous enough to carry their identity into every room they enter—and compassionate enough to return home with everything they’ve learned.

I am Joanna Panya.

Mizhi Gbagyizanu.

Loved by God.
Rooted in heritage.
In service of justice.

And this is only the beginning.

Now, I’d love to hear your story.

Where are you from, and what is the one thing you hope to take back to your people?

Whether it’s justice, education, innovation, compassion, opportunity, or hope—every gift matters.

Because if each of us returned home with something worth giving, we wouldn’t just transform our communities.

Together, we would build the Nigeria our children deserve.

Last Saturday’s Living Room Tour was special.
Truly grateful to everyone who came out to share these moments with us on our ‘Of A Pilgrim’ tour.

It was such a beautiful evening of music, stories, and conversations centered on the source of all good things and the hope of our lives, Christ. Thank you for the support, encouragement, and prayers.

To my wonderful team members, both those on the frontlines and those behind the scenes, you made what would have been so challenging feel easy. God bless you.

The journey continues next month.
See you on the road. One step and one gathering at a time, by God’s grace.

Thank you @adaezeoobasi for these wonderful pictures
