Two Palm Island sales this month. One cleared $4,700 a square foot. This one cleared $2,565, and I think the cheaper house is the better buy.

49 Palm Avenue, Palm Island, Miami Beach closed at $29,000,000. About 11,300 square feet of living area on a 30,000 square foot lot, 100 feet of bayfront, eight bedrooms, a guest villa turned wellness suite, a private dock and an eight car garage. Built in 1926 and since reimagined. The listing figure is $2,565 a square foot, which checks out at 29,000,000 divided by 11,307. It last traded at $4.9 million in 2004 and first asked $35.9 million in December 2024.

So the seller side gained $24.1 million, about 492 percent over 22 years, and the buyer closed about 19 percent under that original ask. On the dirt, $29 million across 30,000 square feet is about $967 a land foot, and across 100 feet of water it is $290,000 a frontage foot. A JPMorgan Chase mortgage of $27.7 million covers about 96 percent of the price.

MY READ, as opinion: the gap against 73 Palm Avenue at $4,700 a foot is not a quality gap, it is an age and shape gap. This lot runs roughly 300 feet deep, so you pay a moderate number per square foot of land and a steep one per foot of water. The objection writes itself, a 1926 house carries 1926 problems. Fair. It also carries a position on this island that no new construction can manufacture.
