The Skill That Takes You Beyond 5 Rental Properties

At the beginning of every real estate investor journey, it's natural to focus on the how-to.
How to find deals in a new market.
How to analyze properties.
How to renovate.
How to manage rentals.

Those are the skills necessary to build their first 5 rental properties.
The next stage of growth requires a different skill: leadership.

Scaling a real estate business requires building systems, leading people, making better decisions, and creating a business that doesn't depend on you to keep moving forward.

According to Palak Shah, co-founder of Open Spaces and best-selling author, this leadership shift is what helped her build a $10M rental portfolio that now runs in just a few hours each week.

In Episode 597 of The Real Estate InvestHER Podcast, Liz sits down with Palak to explore why leadership becomes one of the most important skills for real estate investors who want to continue growing their portfolios and building businesses that scale.

The System That Led to a $10M Rental Portfolio

Running a real estate business isn't just about getting everything done. It's about creating enough space to see what's coming next.

One of the systems Palak Shah, co-founder of Open Spaces and best-selling author, credits for helping her build a $10M rental portfolio is surprisingly simple: theme your days.

Instead of jumping between emails, finances, team meetings, operations, and strategy all day long, each day has a primary focus. Money Mondays for financial decisions. Team Tuesdays for team meetings and people management. And dedicated time to step out of the day-to-day and work on the business instead of constantly reacting to it.

The result isn't just a more organized calendar. It's the clarity to spot problems sooner, make better decisions, and build a business that runs without depending on you every hour of the day.

In Episode 597 of The Real Estate InvestHER Podcast, Liz sits down with Palak to unpack the systems and leadership habits behind building a $10M rental portfolio that now runs in just a few hours each week.

Nobody in real estate talks about how simple this can actually be

Before I buy any property, I ask 2 questions:
✔️ Will it cash out?
✔️ Will it cash flow?

In my LIVE training, I’ll break down exactly how we analyze deals and scale rental portfolios 🙌

I’m going to quote @openspaceswomen again because she hit the nail right on the head: “Ease doesn’t mean you’re doing it wrong. It might mean you’re finally doing it right.”

We’re at the point in life where we’re questioning whether “the hustle culture” is worth it. I mean, there’s got to be a better way, right?! Women and parents especially… Read. That. Again.

Are you building from your fire or your fear? Be honest. Comment below and let’s talk about what ease actually looks like. What are we actually building for?

Ever felt like your life is being dictated by someone else’s rules?

That’s exactly where Jeanette was, burnt out from corporate life, stuck in a cycle of good pay but no freedom, and craving something more meaningful.

One year later? She’s built a $2M real estate portfolio, invested across multiple states, and finally feels in control of her time, her future, and her finances.

This episode is for every high achiever who wants to reclaim their power.

Let’s be honest:
We were sold a dream.

Work hard. Get the title. Climb the ladder.
Smile through it all because “success” looks good on paper.

But here’s what they don’t tell you:
You can have the title and still feel trapped.
You can “make it”… and still not feel free.

I don’t want more gold stars.
I want mornings that don’t start with anxiety.
I want wealth that shows up without me clocking in.

I want time that’s actually mine.
Real estate gave me that.

And no, I don’t mean the messy DIY bro version, but systems, strategy, and cash flow that doesn’t care about the market or my calendar.

Because the real flex isn’t looking successful.
It’s feeling free.

Comment TIME if you’re ready to stop chasing and start living.

With interest rates dropping again and uncertainty swirling in the market, it’s easy to ask: “Should I invest in real estate right now?”

But that’s the wrong question.

On our BiggerPockets interview, we shared why the real question is:

How should you invest right now?

Because market cycles just shift and savvy investors look at where the opportunities are.

In this episode, we brought it back to basics: the proven strategies and systems that build wealth in this climate.

Listen in if you’re ready to start building the portfolio that gives you freedom, regardless of headlines.

Comment BP2, and I’ll send it to you
