🎙️ EPISODE 39 IS LIVE NOW! ABERDEEN: TRAP OR OPPORTUNITY? 🏙️📈 Aberdeen has moved completely differently to the rest of the UK property market. Prices have struggled. Rents have risen. And in the right areas, 12%+ yields are very real. But that doesn’t mean every cheap property is a good deal. This week, David sits down with Sam Dyer of Apex Property Group, who has built exposure to 100+ units across Aberdeen, to break down what’s actually happening in the city and where investors can get badly caught out. They cover: 🏠 Why the £40k flat market can be a trap 📈 Where Sam is finding double-digit yields 📍 The Aberdeen areas he’d buy in today and the ones he’d avoid 💷 £80k flats vs £200k flats just streets apart ⚠️ Why Peterhead and Fraserburgh can show 29% yields but still have a major problem 🏢 Building a portfolio of 100+ units using investor money 🔑 Why the real value of a property is what someone will actually pay for it 📉 Refinancing problems, factors, communal areas and Aberdeen-specific red flags 🤝 Why Sam believes sourcing is essentially estate agency Sam is properly bullish on Aberdeen, but he’s also very clear on where investors are getting it wrong.
