Most buyers hear “there’s a higher offer” and instantly do one of two things: they raise their price… or they walk away. Both can cost you the house. Before you touch your number, slow it down and get clarity. Start here: “Are we in the same range, like 5–7% over asking?” You’re not asking for their price… you’re finding out if you’re even close. Then ask: “Is the seller already leaning toward an offer, or is there still a shot for us?” That tells you if you’re competing… or already out. Then this is the real move: “What matters most to the seller besides price?” Because in Las Vegas, I see deals win every week that are NOT the highest offer. Sometimes it’s: • a flexible closing date • a short inspection period • a leaseback after closing • clean terms with fewer hurdles The goal isn’t to throw more money at it. The goal is to solve the seller’s problem better than anyone else. That’s how you win in a competitive Las Vegas market. Exceeding your expectations. Moments from Canada this weekend. 🇨🇦 The ENERGY you guys brought to these shows was seriously incredible. Some of the most fun ones yet! Let’s show up with this much energy for the @bush Loaded: The Greatest Hits Tour this summer. It’s going to be a FUN one with @jerrycantrell, @candlebox, @timmontana, and @bonesbandbones !!! On a side note — I am SO grateful for this band & crew! We had 3 back to back shows in Sarnia, Bala, and St. John’s. Long van rides, 10 hours of sleep in 3 days, lots of fly gear through the airport. We all worked our butts off to get it done and CRUSH these shows. I’m super proud of you all, and super grateful to work with all of you! 🖤 📸: @dani.marshall_

What a tour! We’ve been out around Aus on the Under The Southern Stars Tour this month; looking after FOH for our friends at CPSA, who provided production. The PA was L-Acoustics V-DOSC, with dV, ARCS, and SB218. There were no less than five consoles at FOH - an Avid S6L for Cheap Trick, a DiGiCo SD12 for Stone Temple Pilots, a Midas Consoles Pro-X for Bush and Black Rebel Motorcycle Club, a Profile for Rose Tattoo, Electric Mary, and other supports, and a DiGiCo SD11 for comms, playback, MC etc. Big thanks to Bill, Hootsie, Jon, Jay and Chippy for being so cool. Also thanks to Electric Mary and Killing Heidi for letting me have a go on the faders. The logistics on this run were brutal, but with a mammoth effort from all the crew, we made it happen, and nobody died. Result! Now for a few days rest, then on with the next one…

The feeling of walking on stage to play a show for the first time in almost two years is a joy above and beyond anything I’ve ever experienced. I’m especially grateful that it was a @theuso show dedicated to our Military families and that we got to share that moment with them. I’m also blown away at how many of you got in your car/booked a one way flight last minute to be there so we could celebrate together! HUGE shoutout to the band and crew that worked so hard to bring it all together! And again, Thank You USO for yet another incredible night honoring our Military Families.
