What areas experience the strongest capital growth over time? 🏡📈

According to property researcher Terry Ryder, the answer often lies in suburbs dominated by owner-occupiers, not investors.

With owner-occupancy rates above 70% being a key indicator, Terry explains why understanding who buys in an area, and why, can make all the difference when investing.

In Episode 5 of Pelly’s Podcast, property researcher Terry Ryder shares why time in the market, compounding growth and holding quality assets can make a world of difference to your financial future.

It’s not necessarily about owning dozens of properties. It’s about building a portfolio that gives you options.
Whether that means generating income, reducing debt or selling an asset to fund your retirement, the goal is simple: financial freedom and the ability to retire on your own terms.

Only months ago, buyers were fighting over the same properties in the same desirable locations.

Multiple buyers competing. Prices being pushed up. Opportunities becoming harder to secure.

Now? The landscape has changed.

Competition has eased, giving buyers the chance to revisit quality locations and potentially negotiate better deals than they could have just months ago.

The smart investors aren’t asking what everyone else is doing today.

They’re asking where they’ll want to be in 5 or 10 years.
Because wealth in property has rarely been built by simply following the herd.

When others step back, opportunities can open up.

🎙️ Episode 5 with Terry Ryder — out this Thursday.

A changing market doesn’t mean there are no opportunities - it means you need to know where to find them.

For property investors, higher interest rates can shift buyer behaviour, reduce competition and create better negotiating conditions in parts of the Australian property market.

The key is finding an investment property that still stacks up on price, rental demand, growth potential and long-term strategy - not simply buying because the market feels quieter.

That’s where having the right property investment strategy and an experienced buyers agent on your side matters.

🏗️ Investors are catching on to building — and for good reason.

With the property investment landscape changing, the advantages of buying or building new are becoming harder to ignore.

From negative gearing considerations and stronger depreciation benefits, to improved borrowing/serviceability outcomes and the opportunity to manufacture equity through the right add-value strategy, new property is becoming an increasingly important part of the conversation for investors.

Australia’s leading economist Stephen Koukoulas joined Michael on Pelly’s Podcast to unpack the changes facing property investors, where the opportunities could be shifting, and what investors should be thinking about moving forward.

What a day. What a turnout. What an incredible way to officially begin the countdown to the World Club Championship 2027. ⛳️🏄‍♂️

The annual Usher Group World Club Championship Golf Day brought together some amazing Gold Coast businesses, organisations and people for a brilliant day on the greens, all while raising important funds for local charities and community groups doing outstanding work across the Gold Coast.

Our team loved capturing the action, the atmosphere and the people who made the day so special. We think this video says it all. 🎥

A huge thank you to everyone who played, partnered, donated and supported the event.
