GEOTECHNICAL | If careful site due diligence and early stage engineering isn’t performed serious problems can delay a project - costing thousands - or stop a project altogether. Let’s discuss your project and decide if you need comprehensive geotechnical services from site selection through construction.

Most first time developers expect the city to be the obstacle. Will Hanrahan found a partner.

Will bought a one acre industrial lot in Lexington, Kentucky off Facebook Marketplace for $435,000. With the city willing to bet on a first timer, it became The Rail Yard, a $7.5M mixed use project with 32 homes and commercial space.

As Will puts it, programs like this don’t just fund 12 units. They fund the start of a developer who goes on to build a lot more housing.

What a helpful city can do for new developers:
📍 One real point of contact
📍 Early meetings before you sink money into the wrong plan
📍 Preapproved building plans
📍 Zoning guidance on what’s possible
📍 Brownfield and cleanup programs
📍 Gap funding, fee deferrals, and tax abatements

Curious to learn more about pre-approved plans? @jonjon.jpeg just broke down how Claremore, Oklahoma is doing preapproved plans and why it matters. Worth a watch!

Sitting on a deal that feels too big? Start with a coffee at your planning office.

Some places you walk in and immediately feel the potential.

The Railyard is one of those places.

We spent the morning on Delaware Avenue brewing coffee for the people building what looks to be the next Lexington staple. Retail spaces, apartments, and a bunch of good stories waiting to happen.

Our mission today: making exceptional coffee for people who deserve it. For the people who show up before the sun and spend their day turning blueprints, steel, lumber, concrete, and a hell of a lot of hard work into something awesome.

We were welcomed kindly by Will, Heather, and, naturally, THE Earl. We heard the stories behind the construction, the work that’s gone into getting this place where it is, and the kind of insider details you don’t get from a brochure.

There was even a manager walking by who tasted our coffee and he took the cup he was already drinking and sent it flying across the room.

We’ll take that as a compliment any day of the week.

What stuck with us was everything about it. It was the people. The handshakes. The early morning rain the buildings of course and how everyone we talked to lit up with passion as they talk about what the Railyard is going to be.

The Railyard is coming together on Delaware Avenue. And if the people working on it are any indication, it’s going to rock.

Goldenrod Coffee Roasters.
Exceptional coffee for the people doing the work.

Another day, another construction site my baby shouldn’t be at🤷🏻‍♀️

There is so much development happening in our city right now. Delaware avenue is really glowing up and it’s cool watching people you know and love working so hard to grow our city in a sustainable and impactful way. We need affordable housing, we need walkability, we need to get creative and make the most of the land we already have. @railyardlex is doing just that!

If you are looking to open up your first customer facing retail space or maybe you’re wanting to expand your current business and need another location in a different part of town-holla at me✌️

BROWNFIELD BEAUTY | The @railyardlex project is an infill development on a brownfield site. Being a brownfield site, which is an abandoned or underused property where actual or perceived environmental contamination (e.g., from former gas stations, manufacturing facilities, or railyards) complicates expansion or reuse, presented some challenges launching this project and meeting specific completion deadlines.
🏗️
Through collaboration with the project team, Thoroughbred recommended a micropile foundation system that was implemented to keep the project feasible and on schedule. We cannot wait for the completion and official ribbon cutting! WELL DONE @whanrahan

DUE DILIGENCE | Thoroughbred partnered with the Railyard Lexington design team to provide geotechnical engineering services for this exciting infill redevelopment project on the site of a former railroad maintenance facility within the Kentucky Brownfield Program.
Soft and contaminated soils presented unique subsurface challenges, requiring an innovative yet cost-effective solution. Through collaboration with the project team, a micropile foundation system was implemented to help keep the project feasible and on schedule.
To cap off Economic Development Week, Linda Gorton visited the site alongside developer/owner Will Hanrahan and Thoroughbred President Jordan Haney to learn more about the engineering solutions helping bring redevelopment opportunities to life.
