Congratulations to Jennifer Sandvos of Real Broker for representing the seller with such attentive guidance through the process, and to Erika Poindexter of Real Broker (Poindexter Real Estate Group) for supporting the deal alongside her. This craftsman-style single-story with its flag-flying front porch and blue-shuttered curb appeal closed with both agents working in step for their seller — that kind of coordination shows.

As Transaction Coordinator, my role was to keep every document and deadline reconciled across the file so both agents could stay focused on their client.

Agents in Roseville — if you want a TC who keeps multi-agent files this organized, let’s connect.

🏡 JUST SOLD · Oroville, CA
361 Knob Hill Ave | Oroville, CA 95966
🛏 3 Beds · 🛁 2 Baths · 🏠 1,299 Sq Ft

Congratulations to Erika Poindexter of Real Broker on closing this Oroville home for her buyers! Erika brought focus and professionalism to the buyer side of this transaction, and her clients are walking away with a property that has real character and real value.

Inside, you get a cozy, move-in ready home with a stone fireplace, shiplap accent wall, open great room layout, and the kind of natural light that makes a smaller footprint feel generous. Oroville continues to be one of Northern California’s most accessible markets for buyers who want a real home without a Sacramento price tag.

As Transaction Coordinator, I handled the file from contract to close — documentation, deadlines, and compliance — so Erika could stay focused on her clients.

Agents working in Oroville, Butte County, and the greater NorCal region — TC support built for markets like this one.

Another one closed.
But buyer-side momentum doesn’t remove risk.

It compresses it.

📍 2935 Argonaut Avenue, Rocklin

Quick movement.
Clear intent.
Strong follow-through.

That’s exactly where details get skipped.

Here’s what gets stabilized behind the scenes:

• Buyer verification aligned with final lender conditions
• Inspection resolutions documented beyond verbal agreement
• Appraisal positioning reviewed against contract expectations
• Final numbers reconciled before escrow sign-off

Not because anything felt uncertain —
but because speed hides small gaps.

That’s where exposure starts.

Supporting this file alongside:
🤝 Erika Poindexter

Fast closings still require structure.
That’s what carries them cleanly across the finish line.

Just sold.
And on paper, it looks simple.

But properties like this carry a different kind of detail.

📍 605 Pringle Ave Space 26, Galt

Manufactured homes don’t create less work —
they require different precision.

That’s the part most people miss.

Here’s what has to stay aligned behind the scenes:

• Park approval and residency requirements
• Space lease terms vs. ownership structure
• Lender-specific documentation conditions
• Title and registration handling (not always standard real property)

Not because something was missing —
but because something didn’t match the structure of the deal.

That’s where exposure starts.

This file was managed with clarity from contract to close,
keeping every moving piece aligned with the property type.

Congratulations to Erika Poindexter on representing the buyer 🤝

If you’re navigating transactions with layered requirements like this,
I’m here to support the backend — quietly and precisely.

17s came out swinging this weeknd 🔥

Some unreal plays, grit all the way through, and a whole lot of fight.

This team keeps getting better every time they step on the court.

That’s what EVC is about… not just playing the game, but developing athletes who understand it, compete through it, and grow because of it.

We done messed up this month.

By popular request, we planned bring The Secret Sauce back this month. This time to to Elk Grove… and it just didn’t come together in time.

No big excuse. Just didn’t continue to follow up and execute.

Old version of us would’ve pushed it out and called it “next month’s problem.”

But we are called to operate out of the abundance mindset, not scarcity.

When something doesn’t work, we aim to fail fast, fail forward, and keep moving.

So instead of skipping April, we’re bringing it back to @sparkstudiohq in Loomis next Wednesday. Special thanks to @realtorerika for offering her space last minute!

The Secret Sauce is a 40m rapid fire masterclass with an intimate room of entrepreneurs an business leaders having honest conversations about what’s actually working right now… and what’s not.

We find most people aren’t stuck from lack of education or knowledge. They are stuck from indecision, inaction, misplaced efforts.

They’re stuck doing the wrong things… or doing the right things with the wrong mindset.

During our session, @kanoe_916 and I touch on:

• Planting your online “flags” to be seen in our community
• Simple ways to generate leads without relying on ads
• Where time gets wasted (and it’s usually not where you think)
• What actually creates momentum vs what just feels productive
• The shift from scarcity to abundance and why that changes everything

If you’ve been meaning to come to one of these, this is a good one to jump into.

If not, all good too.

Here’s the link if you want to check it out:
https://averagejoemba.podia.com/the-secret-sauce-wed-april-22nd-loomis-ca

Or just message me if you’ve got questions.

Either way, keep moving. Fail fast. Fail forward my friends.

✨ JUST SOLD ✨

Another home closed.
Another transaction carried through with steady coordination behind the scenes.

📍 374 Kevin Court, Auburn, CA

Every buyer-side transaction has its own moving pieces.

And keeping everything aligned from contract to close is what makes the difference.

Throughout this file, the focus remained on:

• Contract terms clearly established from the start
• Communication maintained across all parties
• Documentation reviewed and organized throughout
• Timeline managed from acceptance to closing

Because getting into contract is just one step.

Carrying it all the way through is where structure matters most.

Not speed — alignment.

It was a pleasure supporting this transaction alongside:
🤝 Erika Poindexter — Buyer Representative

Congratulations to the buyers and everyone involved in bringing this to a successful close.

Aligned files.
Careful coordination.
Closings that hold.

If you’re looking for support to keep your buyer-side transactions structured and on track, I’d be happy to help manage your next file.

Now on the market in Roseville.

A well-presented property backed by thoughtful preparation behind the scenes.

Because before a listing like this goes live, the work isn’t just visual.

The file is structured.
The disclosures are organized.
And the transaction is set up to move efficiently once offers begin.

In California real estate, that early preparation plays a bigger role than most people realize.

Proud to support this transaction alongside:
Jennifer Sandvos, Listing Agent
Erika Poindexter, Listing Agent

Every successful transaction is built on two things:

What the market sees.
And what supports it behind the scenes.

✨ JUST SOLD ✨

Another transaction closed.
Another file aligned from contract to close.

📍 22235 Foresthill Rd #47, Foresthill, CA 95631

This transaction moved smoothly not because it was simple —
but because the structure behind the file stayed consistent.

From acceptance through closing, the backend coordination focused on the details that keep transactions steady:

• Disclosure documentation organized
• Escrow communication monitored
• Deadlines tracked and confirmed
• File documentation aligned throughout the process

When the operational side of a transaction is carefully managed, the closing process stays predictable — and the experience stays professional for everyone involved.

It was a pleasure supporting this transaction alongside:
