5 things I’ll NEVER do as your real estate agent 👇🏼

1. Pressure you into buying a home you don’t love.

If it’s not the one, we keep looking. Period.

2. Let you overpay just because you’re excited.

I’ll be excited with you, but I’m still looking at the numbers, the comps and what that home is actually worth.

3. Leave money or better terms on the negotiating table.

Before real estate, I spent 15+ years negotiating high-stakes, high-dollar deals in LA and NYC. Now I get to bring that same energy to the negotiating table for my real estate clients in Central Oregon.

4. Tell you what you want to hear just to get the deal done.

I love a gorgeous kitchen as much as the next girl, but I’m also checking the roof, the foundation, the neighborhood, and what that inspection report might uncover.

5. Pretend I know everything.

Real estate has a lot of moving parts, and no one person has all the answers. But as a Bend native, my local network runs DEEP. From contractors and lenders to inspectors and just about every expert in between, I know who to call. And if I don’t have the answer, you can bet I know someone who does.

Your home. Your money. Your future. My job is to protect all three.

The HUNT stops here.

Last night I talked my sellers into cancelling their listing. I talked them right out of having my sign in their yard.

We listed 107 days ago, hosted eight open houses, held three broker opens, had multiple showings, and took a substantial price reduction last month, but the market today isn't the one we listed in. Prices have softened, we're heading into the slower season, and right now, the market isn’t lining up with what makes sense for my sellers.

And I don't blame them…because here's the part of selling a home that doesn't show up in the MLS:

You get the request for a showing, jump for joy and then realize you have 47 minutes to make your home look like no one (actually) lives there.
You hide the toothbrushes, because sellers don’t have teeth.
You don’t make eggs that morning...and you NEVER have fish, the whole time the house is for sale!
You clear the counters…of absolutely everything.
You make the beds, crisper than a Williams Sonoma catalogue.
Turn on all 37 lights, even though it’s 2pm.
You collect the dog, the dog bed and all evidence that a dog has ever lived there.
Then drive around with the dog for an hour.
And my personal favorite, you mop and vacuum yourself right out the door before every showing.
It's a lot.

That's worth doing when there's a reasonable path to the seller's goal, but right now, there isn't. So, we're taking a break.

This house is still meticulously maintained, still tucked into one of the best cul-de-sac locations in the neighborhood, and still one of the larger homes you'll find in Starwood. None of that changed, the market did.

Sometimes my job is to sell the house, and sometimes my job is to tell my sellers when I think they should stop trying. I'd rather do what's best for them than keep my sign in their yard.

The house didn't change. The market did. Hope to see you in the spring!

Your monthly mortgage payment called. It wants you to negotiate smarter.

Here’s a little real estate secret that more buyers need to know…

Everyone loves a price reduction, but what if asking for a seller credit could actually save you MORE money each month?

Instead of negotiating $25,000 off the purchase price, you may be able to negotiate that same amount in seller concessions to help buy down your interest rate.

And depending on your loan, rate, and financing structure, that could make a much bigger difference in your monthly payment.

Now, there’s no one-size-fits-all strategy. Seller credits have limits, and not every buydown works the same way. That’s why having the right Realtor AND lender in your corner matters.

Because buying a home isn’t just about getting the best price. It’s about knowing how to make the numbers work for YOU.

Thinking about buying in Bend or Central Oregon? Let’s talk strategy before you make an offer.
