And that’s just in property taxes 🫨🫨🫨

I didn’t move to NV to save money on taxes, but it definitely doesn’t hurt to add that to the mix of reasons why living in Nevada is the best✨

Here are 5 reasons we love Nevada:

1) Access to mountains, desert, lakes, camping, hot springs. ALL of the outdoor activities 🥾

2) Balanced politics and diversity. Here me out; in Nevada, your voice really has an impact. No matter what you believe, there is opportunity. I’d like to think that the people in Nevada are more open minded to many perspectives.

3) Low taxes, lower insurance, low risk of natural disasters.

4) Proximity to the coast — 4-5hrs and you can be at a beach, but without the cost of living there.

5) The food 🤤 For being a small city, we have some amazing local spots for all hours of the day to make your belly happy!

Does this post have you thinking? Let’s chat!

Spring market is here my friends and guess what?👀

Highest offer doesn’t always win…

Over the weekend I got FOUR clients under contract in addition to our already existing seven clients we have under contract; and several others prepping to make their real estate moves happen.

Here’s what you need to know if you are a buyer:

1) Make sure you know the sellers timeline. This matters in an offer and if you know when the sellers need to be out, your agent can structure the perfect offer that just might beat out the highest one.

2) Shorter contingencies matter. You don’t need to waive inspections, but if you can get inspections done quickly so the sellers have security, that could give you the upper hand in a multiple offer situation.

3) A well know local lending team on your side. Escrows fall apart all of the time due to financing, but if you are working with someone who has a proven track record, the sellers will feel much more confident in choosing your offer.

Bidding wars are happening in today’s market. It’s very important to have great representation on your side.

Sellers, here’s what YOU need to know.

1) Prepping your home is important.
Homes that are move in ready and show well, are FLYING. The ones that aren’t prepped? They’ve been sitting for a bit…

2) Pricing is so important. Buyers are paying attention and are not willing to overpay for a house. Price the home right and the right buyer will see the value.

3) Marketing is important. Get a realtor who utilizes social media, print, and email marketing. Someone who puts your property in the best light and in front of the most eyes.

Dm me if you’re considering a move in the next year or so🙌

Now that we finally got a team photo… we guess it’s official.

We’re Astraea & Kevin Tay — your favorite twin real estate duo. 🏡

Before real estate, Astraea spent over a decade in social media and marketing — building brands, driving growth, and mastering the art of positioning. She has a sharp eye for detail and knows exactly how to elevate presentation so a property doesn’t just get listed… it gets noticed.

Kevin’s background spans education, corporate leadership, and entrepreneurship. As a former teacher and corporate professional who now coaches on the side, he brings strategy, structure, and strong communication into every deal. Real estate wasn’t a pivot — it was a power move.

Double the insight, double the strategy… zero twin telepathy. (Okay, maybe a little.)
