Remember the basics first.

Sellers: Be transparent about any outdated or non-compliant features, like old septic tanks, cesspits, or oil tanks. Factor the cost of necessary upgrades into your asking price to avoid last-minute surprises and keep deals on track.

Buyers: Before booking a viewing or making an enquiry, do your homework on potential deal-breakers, flood risk, transport connections, busy roads, and planned local developments. A little research upfront can save you time, money, and disappointment.

Appoint a solicitor early.

One of the most important things you can do, whether you’re buying or selling, is to appoint a solicitor early, well before any offer is made or accepted. For sellers, gathering detailed information about your property, such as running costs, history of works, and any ongoing maintenance needs, can make a big difference. I also recommend arranging a survey in advance to highlight any issues before they become stumbling blocks. By being open and transparent about your property’s condition, you’ll help justify your asking price and avoid unexpected negotiations later on. Let’s work together to make your property journey as seamless as possible.

Thorough preparation and genuine commitment are essential (Part 1)

In today’s more analytical Cotswolds property market, a successful transaction takes more than knowing what you want or deciding when to sell. Thorough preparation and genuine commitment from both buyers and sellers are essential to preventing transaction fall-throughs and costly delays. From understanding heightened buyer scrutiny around running costs to ensuring sellers are fully prepared before reaching exchange, getting your groundwork right from day one makes all the difference.
