The journey with these amazing first-time homebuyers relocating from California brought me back to the Covid days of crazy bidding wars and they handled it all with such patience and grace. We had a very finite area of Dunwoody to focus on based on elementary schools. After missing out on a few homes despite making VERY competitive offers, I was determined to do whatever it takes to help them find the best opportunity. I started making calls and luckily an agent I did a deal with in Dunwoody last year had a great listing coming soon and we were able to snag it before it hit the market. It turns out to be the best home of all the ones we saw and I couldn’t be happier for them. As I always say, relationships and experience matter AND even if the road gets bumpy, things always work out the way they are supposed to.

$🤯 $5,300 all-in to buy this $363,500 townhome No PMI + 0% down + seller paid 50% of closing costs = $5,300 total cash needed to buy this place! I'm so excited for my clients, I KNEW we'd get to closing but I don't think they truly believed it until they got the 🔑🔑! A consistent theme with first-time buyers is fear 🙀 Never feeling like they have their **** together enough to buy something, not enough down payment, the belief that surely something will go wrong and keep them from their dream 🏡. I'm here to tell you, it can and will happen for you if you work with the right team to guide you. Take the first step to just see what the options are. Home ownership might be closer than you think 🧡 Props to @downssouthmortgage for guiding my clients through the mortgage process and having this awesome first-time buyers loan! \ \ \ | | #firsttimebuyer #firsttimehomebuyer #homebuyingtips #firsttimebuyerprogram #firsttimebuyermortgage #atlantarealestateagent #atlantarealestate #atlantarealtor #movingtoatlanta #movetoatlanta$

$⌚ Curious if now's a good time to buy?⌚ I know rates have gone up and everyone has FIDMO (fear I did miss out) because they can't get a 3% mortgage anymore, but for lots of people it's still a GOOD time to buy. Here's my 3 question test to figure out if now's a good time. 🏡 1. Can you afford the monthly payments? People get so caught up about purchase price, down payment, and interest rates. Once all is said and done, the thing you have to live with every month is the mortgage payment. Make sure you're comfortable with that amount. 2. Can you see yourself living there for at least 2 years? It's typical for buyers to stay in their first home for 3-7 years so you might end up staying longer, but if you sell before you've owned the home for 2 years there are tax implications. 3. Does it make sense for you and your life!?! Most importantly, do you WANT to buy a home and does it make sense for you and where you're at in life? No matter how much we all wish we could, we can't time the housing market, so if it's something you want to do and you're ready to settle down and stop paying rent, let's do it! ✨For those who already own a home, did you actually FEEL ready? Or did you just jump in?✨ \ \ \ | | #agentsofcompass #compassatlanta #compassrealestate #atlantarealestate #atlantarealtor #atlantarealestateagent #realestatetips #firsttimebuyer #firsttimehomebuyer #realestatemarket$

$🥂 Closing Day 🍾 This one has been a JOURNEY. My clients reached out to me almost exactly a year ago wanting to sell this amazing historic home. Things came up in their life that paused or slowed the process over the months but we are finally here on closing day and everything fell into place the way it was meant to ☯️📿🔮 So excited for my clients in their new adventures in Santa Fe and for the new owners and their growing family. This was a special, feel-good, transaction all around, everyone got along and it was smooth-as-butter 🧈🧈. Thanks so much to my amazing co-op agent, buyers lender (who's also one of my go-tos), and a great closing attorney. Who you work with truly does matter. \ \ \ | | #justsold #cottage #oldhouselove #thisoldhouse #historichomes #craftsman #avondaleestates #decatur #atlanta #atlantarealestate #atlantarealtor #atlantarealestateagent #agentsofcompass #compassrealestate #compassyp #compassclosings #compassatlanta #tudor$

$✨ Want to find out how much 🏠 you can afford? ✨ These three are my go-to trusted lenders who I consistently refer clients to. Curious about running some numbers to see what you can afford? Hit them up! ⁉️DID YOU KNOW⁉️ The quality of your lender can affect whether or not your offer is selected and even how competitive you can be when writing an offer. There's more than just an interest rate to be mindful of. If you work with a trusted lender you'll get a good rate and be able to compete in this market. $🎅🥂🎄 Closed Before Christmas! It's a holiday miracle! Our clients were flying in from CA to look at properties in December (typically low inventory month), no pressure! Walkable to cool shit ✅ Under budget ✅ 3/2+ 🤞✅ Not only did they snag a home & location they love, but they have instant equity with a higher than purchase price appraisal. We love when the stars align! Couldn't have done it without @downssouthmortgage, with the clear to close in 7 days! And @blueinktitle! \ \ \ | | #compassclosings #compassatlanta #atlantarealestate #eav #eastatlantavillage #atlantarealtors #relocation #compasseverywhere$
