Seattle or Tacoma? Roman made the same equity in both.

Roman Partyka, Stephen's contractor, breaks down how the two markets really compare. Build costs are about the same in both cities. Seattle wins on after-repair value, so new units sell for more. Tacoma wins on easier permits, with ready-to-go template plans, and much cheaper houses to start with.

Roman owns property in both and has built about the same equity in each. Seattle has the better neighborhoods, but Tacoma's lower prices balance it out.

If you're choosing between markets, stop looking for the perfect one. Weigh the trade-offs, play the long game, and you can win in either city.

A $30K surprise on his first build. A lesson he never forgot.

Roman Partyka budgeted for everything he knew on his first build, but not for a contingency. He finished about $30,000 over budget. A week after listing, someone broke in.

Instead of quitting, he took the lesson: pick better properties, pick better locations, and always have a contingency. As Stephen puts it, if you don't need it, great. But have it in place.

If you're planning your first build or rental, run your numbers with a contingency plan every time. And when a deal doesn't go as planned, don't quit. Adjust, take the lesson, and keep moving forward.

Don't be afraid to reconfigure the floor plan instead of just copying the original layout of the house.

Here, I talk to my contractor about why a well-thought floorplan is the difference between a house that feels cramped and one that feels spacious and functional. Square footage matters, but how you use that space matters even more.

When I ask people why they originally got into the real estate business - most times they say to create generational long term wealth. Along their journey, somehow they get caught up in the day to day business as a realtor, loan officer, contractor, etc. and forget the whole reason why they joined the business.

Let me share the news right now and say that it’s not too late. Roman owns an amazing construction business and he’s parking the money he makes into OWNING real estate and creating generational wealth like he’s always dreamed of doing. Congratulations Roman 👏🏼🏘️ #realestate
