Buying a new build? Here's what to know before you sign. 🏡

Today's Spotlight: Towns at Ivy Creek in Buford, a Lennar townhome community with 3 bed, 2.5 bath plans, a community pool, and homes in the mid $300s. Near the Mall of Georgia and less than a mile from I-85.

Tour it with Lennar Agent Ryan Chang
404-931-7462 @ryanchangs

3 things I tell every new build buyer:
✅ Get pre-approved BEFORE you tour
✅ Read the conditions on any builder incentive
✅ You always choose your own lender

Loan options that may fit: FHA, Conventional, VA, and Non-QM like Bank Statement (self-employed) or DSCR (investors).

🚨 STOP — don’t buy a house (yet)…

If you’re a first-time buyer, a townhome might actually be the smarter move. Here’s why 👇

🏡 1. Affordability
Lower price point vs single-family homes = easier entry into the market

🛠 2. Less exterior maintenance
HOA often covers lawn care, exterior upkeep, and sometimes even the roof

🧾 3. Lower maintenance costs
Some communities (like this one) include a master insurance policy — less stress, less out-of-pocket

💰 4. Cheaper insurance
Townhomes: ~$600–$900/yr
Single-family: ~$1,800–$3,000/yr

⚡ 5. Energy efficiency = lower bills
Shared walls = better insulation → cooler summers, warmer winters, lower utilities

Smart buyers aren’t just buying homes… they’re buying strategy.

📍 These townhomes in Buford (near Mall of Georgia) are almost sold out

📲 DM us or call for a private tour before they’re gone!
