What should you do after the RBA holds rates?

The RBA has left the cash rate unchanged at 4.35%, but for mortgage holders, the important question isn’t simply whether rates are going up or down.

It’s: are you currently getting the best deal available to you?

A rate hold can be a good opportunity to take a step back and review your mortgage.

Here are three things worth considering:

1. Review your current interest rate
Many borrowers haven’t checked their rate in years. Even a small reduction can make a meaningful difference to your repayments and the total interest paid over the life of the loan.

2. Compare your lender with the market
Don’t assume your existing bank is giving you its most competitive rate. Lenders regularly change their pricing and offer different rates depending on your loan size, LVR and circumstances.

3. Look beyond just the interest rate
The cheapest rate isn’t always the best loan. Offset facilities, fees, flexibility, loan structure and your future plans can all affect whether refinancing actually makes sense.

With the RBA maintaining a cautious approach and further rate movements still possible, waiting for the “perfect” time may not be the best strategy. (Reuters)

The best solution?
Have your current loan reviewed, compare it against the market, and make a decision based on your individual circumstances — whether that means negotiating with your existing lender or refinancing.

If you haven’t reviewed your home loan recently, now is a good time to do it.

Mortgage Demand Is Falling — Here’s What’s Driving It

New Equifax data shows Australian mortgage demand has fallen 12.5% in the 12 months to June, marking the biggest quarterly decline since the COVID period.

So, what’s driving it?

🏠 First-home buyers are facing tighter borrowing capacity as higher interest rates make it harder to qualify for the amount they need.

📈 Investors are also pulling back, with applications for second and third mortgages falling dramatically.

💰 And the impact can be significant. A 0.25% rate increase can potentially reduce borrowing capacity by $20,000–$40,000, depending on your circumstances.

The good news? Falling mortgage demand doesn’t necessarily mean you need to sit on the sidelines.

Whether you’re a first-home buyer trying to understand your borrowing capacity, an investor looking at your next property, or an existing homeowner wondering if your current rate is still competitive, it’s worth reviewing your options.

Sometimes, the biggest difference isn’t waiting for rates to fall — it’s understanding what you can do with your current position.
