Mission Hills doesn't move like the rest of
San Diego. Here's what the market actually looks like right now and why this neighborhood keeps holding its own.

San Diego real estate in 2026, here's where we're at.
Rates are shifting, inventory's moving, and everyone's asking the same thing: what does this mean for me?
Not the headlines. The real numbers behind your neighborhood and your next move.
San Diego's not slowing down.

San Diego's housing market is showing clear signs of a cooling period compared to last year. Fewer homes are being listed and sold, while properties are staying on the market slightly longer than before. Despite the slowdown in activity, home prices continue to push higher, creating a unique environment for buyers and sellers alike.
ㅤ
The Numbers:
ㅤ
- New Listings: Down 19.2% (2,707 vs 3,351 last year)
- Pending Sales: Down 3.0% (1,649 vs 1,700)
- Closed Sales: Down 16.1% (1,242 vs 1,481)
- Median Sales Price: Up 2.3% ($905,000 vs $885,000)
- Average Sales Price: Up 2.6% ($1,223,063 vs $1,192,252)
- Days on Market: Up 6.7% (48 days vs 45 days)
- Homes for Sale: Down 11.2% (4,071 vs 4,582)
- Months Supply: Down 12.5% (2.1 vs 2.4 months)
ㅤ
What This Means:
ㅤ
If you're thinking about buying a home, you have more time to make decisions with homes staying on the market longer, but competition is still strong with only 2.1 months of inventory. Prices are still climbing, so waiting may cost you more in the long run.
ㅤ
If you're thinking about selling your home, your property will likely take a bit longer to sell than it would have last year, but prices are still appreciating. With fewer competing listings on the market, well-priced homes in good condition will stand out.
ㅤ
If you're an investor, the market is stabilizing with slower transaction volume but continued price growth. Lower inventory and reduced months supply indicate underlying demand remains solid, making this a strategic time to acquire properties before spring activity picks up.

This is not a slow market, but it is a selective one. La Jolla buyers are taking their time, asking better questions, and pushing back when something does not make sense. Homes that are priced and prepared right are still moving, but nothing is being handed out for free.
ㅤ
Key numbers that matter
• New listings stayed flat month over month
• Pending sales declined, signaling more cautious buyer behavior
• Closed sales decreased compared to last year
• Median sales price dipped slightly month to month but remains up year to date
• Homes are taking longer to sell
• Inventory and months of supply increased, giving buyers more options
• Well-positioned homes are still selling close to asking price
ㅤ
What this means
If you are looking to buy: You have more leverage, more choices, and the ability to negotiate without the pressure of rushing.
ㅤ
If you are looking to sell: Pricing, preparation, and marketing are non-negotiable. The right strategy can still drive strong results, but guessing will cost you time and momentum.
ㅤ
If you are an investor: A cooling pace and longer days on market are creating early opportunities, especially for properties that need repositioning.

The newest market report is sending a clear message to buyers, sellers, and investors across San Diego. New listings continue to flow in, buyers are still acting quickly when the right home hits the market, and prices remain generally stable even as inventory rises.
ㅤ
Key numbers to know
• New listings decreased slightly (2,893 to 2,820)
• Pending sales stayed nearly flat (1,985 to 1,977)
• Closed sales dipped (2,005 to 1,994)
• Median price held steady (895,000 to 889,000)
• Average price increased (1,197,727 to 1,238,317)
• Percent of original price received decreased (97.8 percent to 97.0 percent)
• Days on market increased (36 to 43)
• Homes for sale increased (5,164 to 5,321)
• Months supply increased (2.7 to 2.8)
ㅤ
What this means for buyers
More inventory and higher days on market create more breathing room and better negotiating conditions.
ㅤ
What this means for sellers
Prices are steady and demand is still strong, but accurate pricing and strong marketing matter more than ever.
ㅤ
What this means for investors
Growing supply and longer timelines can open the door to better terms while stable pricing supports long term confidence.

The Encinitas housing market is heating up as buyers stay active and inventory rises, creating one of the most dynamic markets we’ve seen in years. While prices have adjusted slightly, demand remains strong, and motivated buyers are taking advantage of new opportunities. Whether you’re watching for trends or ready to make a move, Encinitas real estate is still showing incredible momentum heading into fall.
ㅤ
>> Pending sales are up, showing more buyers are entering the market
ㅤ
>> Closed sales increased compared to last year, signaling steady demand
ㅤ
>> Median sales price decreased slightly, opening the door for new buyers
ㅤ
>> Inventory rose significantly, giving more choices to active shoppers
ㅤ
>> Days on market increased, showing that strategy matters more than ever
ㅤ
What This Means:
For home buyers: More options and slightly softer prices create a window to secure a great home before competition ramps up again.
ㅤ
For home sellers: Homes are still moving, but pricing accurately and marketing effectively are key to standing out.
ㅤ
For investors: A more balanced market and increased inventory may offer ideal timing to expand portfolios strategically.
