We are immensely grateful to the incredible individuals in our community who consistently support us in our efforts to give back. I would like to express my gratitude to @frankiesanchez1 from @sdfcapital for his generous purchase of toys to support families in our community. We appreciate your support of our small business and your contribution to our local community. Thank you.

I'm 27, I own a #smallbusiness and finally making a stable #income after 3 years in #business. Looking to make my first big #purchase within the next 6-8 months. I was hoping to be out by December of this year but the option to have my parents house to myself for an additional 3 months while they are in Florida to save more $$$ has pushed my date back a bit. Been living at home to save as much money as possible so I have a cushion after the purchase is made. First two years in business I barely made anything which was expected for a start up. Been a long road to get to this point and I want to be 100% certain I am making the best decision possible for my future, hence why I am asking for advice publicly. I do have a serious interest in getting into #rentalproperties to get that #passiveincome going by 2018-2019 the latest, regardless of which decision is made. I know some of you will think it's impossible to do both but if there is a will, there is a way and I am good at saving money and planning ahead. Let's see what you guys think.

1) Buy a #singlefamilyhome, live in it, get a #roommate to cut down the mortgage payment and save for the first #apartmentrental.

2) Buy a #duplex, live in one unit and rent the other. On #LongIsland it would most likely just be a single family home with an #apartment in the #basement, tough to find but not impossible. Again, use additional income to save for the #future rental #property.

3) Buy a #commericalproperty with a current #tenant, #positivecashflow. Use the #money from that to either pay for or help pay for RENT in either an apartment / single family home. (This was Salomondrins advice, after watching his youtube video something clicked with that idea.) God forbid my company shits the bed I am not screwed over on a #mortgage, won't lose a house, will have the flexibility to move if need be. Which could be a strategic advantage for my business. While still having the income of the commercial property. Vice versa if the tenant leaves, my income from the #company /personal cushion should be able to balance it out. Less responsibility, no property taxes on the house, other expenses.
