week 9!! it was semi-handover week! our doors were finally installed, we got started on our limewash, and finally got to uncrate our taobao items 😮‍💨

it took us quite a while to decide on the door colour, but thankfully, it turned out just right for our house ☺️ anddd the house is finally starting to feel a little more complete!

spent the weekend limewashing our master bedhead and living room walls! definitely needed a few touch-ups and it’s not perfect, but that’s the beauty of limewash 🙂‍↔️

we saved more than $1.5k with this whole diy project and honestly, no regrets! will share more soon 🤎

taobao uncrating!! let’s just say it wasn’t the easiest and we definitely created a whole mess 😂 thankfully, our friends came by to help us uncrate some of the taobao items!

Ideally, IDs/contractors are supposed to hand over the unit in good condition to homeowners, but unfortunately, it does not happen for most in reality... It is hence our duty as homeowners to check if everything was done well and ensure that the renovation money was well spent. You can conduct these checks yourself if you know specifically what to look out for, or you may consider engaging a professional Defects Inspector, especially if you're a first-time homeowner or suspect that your ID/contractor might be "smoking" you.

I heard that there are unreliable and unqualified personnel posing as Defects Inspectors out there, so please be careful and do your due diligence when engaging a defects company to inspect your precious home.

To our surprise, the electricians could come down and fix the remaining lights and switches (which was scheduled for the following week) AND the plumber came to solve our dishwasher & washing machine woes.

It was like all the stars had aligned on that day, and by the end of the day, our house was mostly done and really felt like a home. ♡♡♡ (((:

Not sure about you but since we are keeping most HDB fittings for next 5 years, we want them to be in good condition so they deteriorate slower.

Flats today aren’t like our parents’ era where they last well into 40 years.🥲

No extensive renovation is happening for our flat. Saving our money here for the next home!

• Defects rectifications 🥵

This was an absolutely painful process.
Thank God for @sgdefectscan who helped us with the checks and paperwork. More info in story / on @mahabites page (I had posted about them before starting this page)

Despite all the intervention, there was quite a bit of back and forth to get them all rectified. Swipe for some of the crazy defects that we found! We had to constantly chase and ask BSC to expedite but do a thorough job.

You can come off as being petty in the relevant party’s opinion because its just a scratch in their eyes but this is your house and you are gonna live with that scratch so you have every right to be as petty as you want.

The rectifications were supposed to be done in fourteen days but they informed us of a delay and when it was “ready”, there were still some defects that needed fixing and it all took about an entire month instead.

Please, please check your house for defects or engage professionals to do it. Its up to you. But get them sorted for safety and your own peace.

🔍 Defects checked, but not fully rectified.🔨
Mr. C and Mrs. C decided to engage the professional, @sgdefectscan to help us with our home defect check. No regrets!
They have the eyes of an eagle, the ears of an owl!
They managed to check and mark so many defects that both Mr. C and Mrs. C never noticed at all within two hours.
IMPRESSIVE!

-Ranting story about BSC-
21 Feb 2023:
We had a joint inspection with the BSC, and they told us they needed 14 working days to fix all the defects that were found.

13 Mar 2023:
14 working days later, we received a call from BSC in the evening that they require additional time because some defects have not yet been resolved. The following day, they called us to tell us that all the faults had been rectified.
Our ID and I were very excited because it means we can start our renovation soon!

21 Mar 2023:
But on the third inspection, @sgdefectscan found that there are still some outstanding defects. The BSC in charge said that we can continue our renovation. But Mr. C and Mrs. C don't want to overlay the hollow tiles.

🔨: “It is okay to continue the overlay. Hollow tiles won’t be an issue.”
👩🏻: “So next time when the hollow tile falls or cracks and affects my overlay. Will you take full accountability?”
*awkward silence*

Mr. C actually visited the house in the first seven working days, and it's very clear that nobody came into our house to fix it. However, we do not want to rush them because we thought that not rushing them is also giving them sufficient time to ensure that everything is fine. But knowing that they didn't do a good job and that they made some lame excuses, Mrs. C is kind of upset. 😒🙄

SG DEFECT SCAN for new homes!

Boy am I glad we got this sorted. Initially K and I thought we could do our own check but hearing from our neighbours about how they missed out some important defects made us feel like we needed professional advice and @sgdefectscan came in right in time to save us.

@sgdefectscan does a fantastic job at marking defects and they ease it for you by doing all the backend work with BSC. They send in the paperwork, get the appointments and do another check at the end to ensure everything is rectified. Truly gives K and I a peace of mind to work on other things knowing that this is taken care of. There were some things that they spotted that I certainly did not and I was truly impressed with the quality (and ocd 😂) of their work. They even check the appropriate water supply pressure and leaks if any.

In collaboration with @sgdefectscan (whom I hired before on my own accord), you may quote my handle @home.swee.home to enjoy special rates from them! 😉 Simply drop them a dm directly stating your bto estate, unit type and expected key collection period!

Truth to be told, every single BTO unit comes with defects. We can't avoid or control that. But fret not, because hdb's Building Service Centre will be responsible for fixing them!

There is a 1-year defects liability period provided (meaning you can report the defects anytime within a year), but I would highly recommend getting the defects rectified BEFORE starting your renovation to prevent the 'blaming game'.

If you're not confident of identifying the defects yourself, you can hire a professional team to do it for you! Professional tools are required as well because not all defects can be seen visually e.g. hollow tiles, uneven walls, internal water seepage.
