A new Fannie Mae guideline every agent should know before writing an offer.

Who it affects:
Buyers purchasing a new home and keeping their current one as a rental (a departing residence)

What changed:
No lease required anymore. Market rent now comes from the appraisal or rental comps
If your client has been a landlord for less than 12 months, they now need 6 months of that home's full payment (mortgage, taxes, insurance, HOA) in reserves, on top of their other reserves

Why it matters:
This is easy for a client with savings, vested retirement, or brokerage accounts. If they do not have those, you will want to know early, at pre-approval, not two weeks into escrow

When:
Announced September 2. Required on every application starting November 1, 2026

This is by far the most bittersweet announcement of my career 🙌🏽❤️‍🩹

Three years ago, someone took a chance on me. Today, I’m walking away from the only real estate home I’ve ever known — and I’ve never been more sure of anything.

I’m extremely grateful to @tbg for the opportunity to grow and serve so many families. And a special thank you to my best friend and mentor @slvano_ — for taking me under his wing from day one, and for pouring into me these past 3 years.
You didn’t just teach me the business. You showed me what it looks like to actually care about the family on the other side of the transaction. I carry that with me into whatever’s next.

But whatever’s next started long before @tbg. It started with my dad, who came to this country not speaking the language, and bought a house anyway. That became the stepping stone to providing us a better life.
I didn’t understand what that decision cost him until I got into this business myself. Now every family I sit across from, I see him — the ones who’ve been told they don’t qualify, don’t belong in this market, don’t have a shot.

Everything I’ve learned so far is pointing me towards one thing.

God, I’m asking You to make this bigger than me — let it be about every family that walks through that door. 🙏🏽

Here’s my promise: I will show up for your family the way I wish someone had shown up for mine.

This isn’t goodbye. It’s the beginning of what all of this was training me for.

1️⃣ This one wraps up Aug 2, so this is your last call. Cal Expo, Sacramento. Weekdays 4-11pm, Fri-Sun 10am-11pm. Rides, concerts, livestock barns, and a wine garden the grownups will thank you for. Make sure you bring some sunscreen. It gets hot out there!

Rooftop Concert Series:
2️⃣ Free live music with a skyline view, all August long. The Salesforce Park rooftop in SF runs free shows nearly every week, from lunchtime jazz to weekend sets on the lawn. Perfect no-plans-Friday backup.

Outside Lands:
3️⃣ This is the one everyone is talking about right now! Aug 7-9 in Golden Gate Park. Charli XCX, Rüfüs Du Sol, and The Strokes headline. Insider tip: it does not matter how sunny it looks, bring layers. GG Park at night is its own climate.

Sonoma County Fair:
