POSTS STORIES REELS TAGGED

🏡 Happy Monday, Snohomies! 🍂

We hope you had a wonderful weekend! We hosted a few lovely Open Houses, prepped an upcoming Edmonds listing, enjoyed a little hotpot at home 🍲 & carved our pumpkins 🎃. Now, let’s look at what happened last week in our local Real Estate markets!

👀 First Look: Listings remained light, with just a handful of sellers utilizing this feature.

📉 Active Listings: Inventory decreased slightly overall, although a few areas saw increases.

🏡 Pending Sales: Pending activity followed a similar trend, with most areas seeing a slight dip. However, some markets bucked the trend, and in a few areas, Pending Sales outpaced Active Listings. Buyers are still active, and some of that excess inventory is getting absorbed!

⏳ Days on Market: Time on market ticked upward in most areas, while a few markets saw homes moving more quickly. Buyers are watching market activity and pricing closely, with many still hoping to find their next home before the New Year! 🎁

💰 Average Sale Prices: Results varied by area, but overall, prices continue to trend flat or soften slightly as sellers work to find the right buyer.

✨ The takeaway? Buyers are still out there, but pricing and presentation matter! As we move toward the end of the year, opportunities remain for both buyers and sellers who understand their local market.

Last Thursday we went to Stocker Farms to grab our pumpkins for the season 🎃

We love this place - just a couple of minutes from home and filled with so much fun stuff to do! We always hit the big slide and zip lines as well as take the time to throw balls and play some games 😊

We grabbed some marinades for our meats and some snacks while there. Gotta love them donuts! We do a mix of the pumpkin and apple cider ones.

This year Chelsea did a Spider-Man Pumpkin and I carved up a zombie head. How did we do?

At night the place transforms into Stalker Farms, one of the best Haunted Attractions in the state 🧟‍♀️ Have you checked it out yet?

Who else loves Stocker Farms as much as we do?

Happy Monday, Snohomies! 🏡☕️ We hope you had an excellent weekend! We hosted a few Open Houses, went Pending on one of our listings 🎉, and enjoyed some quality time with family. Nothing better! ❤️

Now, let’s look at what happened last week in our local Real Estate markets. 📊

👀 First Look: Numbers continued to decline across every market. Buyers and Sellers are still feeling out this new listing feature. We can see it working for certain properties, but we haven’t utilized it ourselves just yet. What do you think? Is First Look creating opportunity or urgency? We’d love to hear your thoughts! 👇

🏡 New Listings: Results were mixed, with some areas seeing increases and others experiencing slight declines compared to the previous week. Seasonal shifts like these are to be expected.

🤝 Pending Sales: Activity was also mixed. Most areas saw fewer homes go Pending, while a select few experienced an increase.

⏱️ Average Days on Market: Trends varied by area, much like New Listings and Pending Sales. Overall, homes are still moving, but pricing continues to play a major role in how quickly a home sells.

💰 Average Sales Price: Prices varied from area to area, but most markets continue to trend relatively flat.

The takeaway? The market is still moving, but understanding your local market and pricing strategically matters! 🎯 Whether you’re buying, selling, or simply keeping an eye on the market, we’re here to help you make sense of it all.
