Your rich aunt died and left you a house. There's just one catch... and there’s no such thing as a free house…

Mine is Nº 08. The villagers won't come up the hill after dark and nobody will tell me why. That mystery alone is worth the move.

Which one are you claiming? Drop the number in the comments.

If you have an amazing Realtor who says things like the price is too high, let’s negotiate, you won’t need to read this. If not, until you talk to someone who knows their stuff and is really willing to tell you the truth, someone not afraid to say the hard thing out loud house hunting feels hard. Swipe through and learn some of the most common questions buyers have right now, if your like most people your wondering the same things.

• Wait until spring.
• Wait for the open house.
• Just get pre-approved.
• Accept the house as-is.
• Pay more for someone else’s renovations.

The smartest buyers understand their options, negotiate where they can, and know when to act.

Sometimes that means getting in first. Sometimes it’s negotiating repairs. Sometimes it’s buying a house you can update your own way.

The right move depends on the house, the seller, and your goals.

**What’s the worst home-buying advice you’ve ever heard?**

Save this before you start house hunting. Send it to someone thinking about buying.

Home buyers don’t make the mistake of assuming that using the listing agent, is saving you money… It’s the dirty secret in real estate that people don’t like to talk about.

We got a call from buyers, they overpaid by a lot for a house they liked.

The sellers agent bluffed and they fell for it.

They thought going to the listing agent would get them a better deal because there wouldn’t be a buyer agent commission involved. The listing agent needs to manage their entire side of the transaction so they certainly deserve to be paid for it. The only difference is they have no representation.

At the home inspection the inspector pointed out the obvious the agent doesnt work for them, not only doesnt work for them but it’s literally their job to work against them.

They had no clue.

Then they saw the finance docs.

The seller was paying 6% including 3% for their portion of the sale.

The money they thought they’d save was paid to the agent who bluffed them into overpaying.

If someone you care about, is house hunting right now share this story with them and give them my cell 9784573406.

It breaks my heart to see people in this scenario, but it’s way too late for me to help them.

The buyers that we’re working with are incredibly happy with the deals that we are negotiating for them because we actually work for them.

My buyers fell in love with the house, hated the asking price.

We negotiated a lower price they felt really good about.

Then the home inspector came, found issue after issue.

Taking on someone else’s headaches wasn’t the plan.
Being relocated to Massachusetts, they wanted coastal charm, small town life, close to the city.

So we went back to the seller, negotiated AGAIN & they begrudgingly agreed.

Share this with a house hunter who’s wondering if the asking price is really worth it.

A signed contract to buy, doesn’t mean my work is done.

When I represent buyers, I’m there to protect their interests, ask the next questions, help them decide what’s worth agreeing to or pushing back on.

Save this for your home search. Look beyond the asking price:

What have similar homes actually gone for in the last 3 - 6 weeks - not last 6 months? Months ago rates were lower & there was less to buy.

What did the inspector find, what could repairs cost ? What's the seller telling us they knew?

What do their goals tell us about how to negotiate with them?

Now flip the script….Home sellers count on us to find them the buyer(s), most willing to pay the strongest sale price.

Buying a house in Amesbury, MA can also mean comparing homes in Newburyport, North Andover, Haverhill, Boxford, Topsfield, Georgetown, Groveland and Merrimac, MA, or Salem, Plaistow, Londonderry, Derry, NH.

If you are moving from Boston to the suburbs is a life change it doesn’t have to feel like culture shock. You’de be surprised at what northern MA & So NH have to offer.

We help you figure out which towns, home , sizes, price ranges fit your life. Then we look for homes where the sales history, condition and seller’s situation suggest there may be room to negotiate.

You spent months getting your Haverhill home ready to sell. While you were painting, cleaning and emptying closets, the market was changing.

War headlines. Mortgage rate worries. Bigger grocery bills.

"Maybe I should wait."

Now you're ready, and Haverhill buyers have 48.8% more single-family homes to choose from than last summer. They're being choosy.

Here's what changed from spring to now:

• 50% longer to get an offer accepted: 21 days instead of 14
• Average sale prices dipped 1.1%
• Homes sold for an average of 1% under asking — on a $650,000 home, that's $6,500 I'd rather see in my seller's account on closing day

And your buyer's search doesn't stop at the town line. In our experience of almost 2000 sales, most of our Haverhill buyers also search in at least two other towns — Amesbury, Methuen, North Andover or Salem, NH. Our planning shouldn't either.

Your work still matters. So does what happens next.

Our 6-Day LSG Selling Strategy builds interest before the open houses and gives buyers a clear schedule. When our sellers follow the plan we reach an agreement right on day 6.

You deserve clear advice, honest expectations and someone with the energy to put the plan into action.

Are you feeling this shift in your neighborhood too?

Thinking of selling in Haverhill? Comment READY and let's talk about your home, your timing and your goals.

Follow for honest market updates — and share this with someone who's been thinking about selling.

Sellers in a lot of north of Boston and NH areas are asking the same question right now. Where are all the buyers?

It is harder to sell than it was last spring. Some homes are waiting 30+ days for an offer, and one in five is dropping the price.

Here is what most people miss.

Your first showing is online.

In under 8 seconds a buyer decides to see your house or skip it, and if the listing does not reach out and grab them, you have lost them to another house.

Our listings reach over 40K, some as many as 200K people in just a few days.

The right buyers show up.

➡️58 groups became 12 offers.

➡️ 96 groups became 21 offers.

➡️ 33 groups became 11 offers.

That is the LSG 6 Day Selling Strategy. We find what makes your home stand out next to everything else on the market, build every photo, video and word around it, and bring the right buyers through in six days.

Not too soon, not too slow.

Almost all of our sellers accept their chosen buyer on day 6, right on time.

On closing day, you will know you got it right.

If moving is on your mind, you deserve a smart strategy that maximizes your opportunities and your sale price.

Message me or call 978.457.3406 and we will take the time to learn about your home, your goals and your needs.

Then we build your strategy to get you from where you are, to where you want to be.

Some house hunters seem to have it so easy. They find the house, negotiate a price they're comfortable with, land a lender with a fair rate and closing costs that don't make their stomach turn.

It's not what they know.

It's who they know.

When you work with the Lisa Sevajian Group, you get our “A” list.

The lenders, attorneys, inspectors, contractors, title companies, insurance agents, cleaners and handy people who get it right the first time.

Before you need any of them though, you need a plan.

That's where we come in.

We've guided almost 2,000 families we specialize in southern NH, Andover, North Andover, Haverhill, Methuen, Amesbury, Newburyport, Groveland, Georgetown, Boxford, Reading, north Reading, Wilmington, Lowell, Chelmsford, Dracut, Topsfield, MA, and Salem, Derry, Londonderry, Windham over to Portsmouth, NH.

Ranked in the top 1.5% of over 1.4 million realtors nationally, with homes typically under agreement in about 6 days.

Featured in Forbes, HGTV, USA Today and The Boston Globe.

We get the job done.

You'll know on closing day you got it right.

A real estate agent told me this week they’re scared to leave their office. Not because of the market. Not because of their clients. Because they need somewhere to print.

I asked the obvious question. How much are you actually printing, and how much did you pay for it this year?

Ten listings so far this year. Ten to twenty listing sheets per listing. That’s somewhere between 100 and 200 pages. A ream of paper is what, eight bucks?

And what did you pay for that privilege? Sixty thousand dollars. In split.

Sixty thousand dollars to an office that doesn’t hand you a warm lead.

Doesn’t manage your transactions.

Doesn’t advertise you.

A broker who doesn’t engage with your social media, doesn’t promote your posts, doesn’t show up to your open houses or your broker tours, and takes hours or days to answer a text.

Would you rather keep an enormous portion of that sixty thousand and spend a couple hundred dollars printing at home?

Or keep handing it to shareholders who aren’t worried about your personal business or life?

Because that money could be a chunk of a kid’s college fund.

A down payment on an investment property.

Debt gone.

The marketing budget to actually build your business instead of feeding someone else’s.

Staples has printers on sale right now.

Buy the nice one.

It’s still the cheapest thing you’ll buy all year compared to what you’re paying to avoid it.

If you’re capped out on excuses and not on commission, let’s talk.

Some homes just have a feeling the moment you walk through the front door, and if you’re someone who loves classic Colonials, you’ll understand exactly what I mean. Walk up to your front porch lined with blooming hydrangeas and into a traditional foyer where the classic staircase welcomes you home. The layout flows just the way you’d hope, with a spacious living room featuring a cozy reading nook, next to the fireplace overlooking and framing beautiful water views of the Merrimack River. Whether you’re watching the birds, the boats, enjoying the changing seasons, or watching a summer thunderstorm roll across the water, it’s a space you’ll find yourself gravitating toward every day.The updated kitchen opens naturally into the dining room, where beautiful millwork and oversized windows overlook the backyard and fill the home with natural light. Upstairs you’ll find 3 generously sized bedrooms with natural hardwood floors, along with a bonus space currently being used as a home office that could also make a great dressing room, or hobby space. One of our favorite features is the expansive second-floor deck overlooking the Merrimack River. It’s the perfect place to enjoy your morning coffee, bald eagle sightings, entertain friends, or unwind at the end of the day while taking in a warm hued sunset. The important updates have already been done, including a newer roof, newer heating system, central air conditioning, a new hot water heater, and a beautifully renovated full bathroom. Outside, perennial gardens have been thoughtfully planted throughout the property. There’s also a convenient half bath on the first floor, a large driveway, and a partially fenced, flat backyard that feels surprisingly private, surrounded by neighbors in a setting that almost feels like a quiet cul-de-sac. There’s plenty of storage in the basement, plus a full walk-up attic that offers excellent storage. Listed by Steve Wallace, EXP Realty.
