Put on my Lawyer hat (I play one on TV) and renegotiated and redrafted a four page New Build Warranty agreement.

The warranty presented to our buyers for a $1.3 million home was written in a manner that was forcing the buyers to relinquish some of the implied rights of a new build owner, implied rights protected by the State of Michigan.

In order to combat this, a new warranty needed to be re-drafted identifying every structural and mechanical element of the home to limit the implied uncertainties that the builder was worried about, and turn everything into expressed warranties, explicitly written out, to also protect the buyer.

Ultimately, a new agreement, which protects both parties.

This was done 24 hours prior to closing.
The deal would’ve collapsed without this being done.

So happy to help this family of four find their first home! After renting a condo and outgrowing the space with two toddlers, we searched across Metro Detroit and found the perfect fit right here in Royal Oak.

With the right strategy and a little creativity, we secured this home well under asking price after it sat on the market!

Buyers have more leverage in today’s market. Let’s chat about how to use it to your advantage and find your dream home!

Big congrats to Drew & Ritu on their new $1.27M home!! 🏡🎉
These two came into our open house unhappy with their previous realtor, and we’re glad they did! Jeff and I helped them navigate that and find this amazing home. Closed in just over 2 weeks too! 🔥
Huge shoutout to Linus at Golden Mortgage for getting them pre-approved and helping make it all happen!
Congrats again Drew & Ritu! Appreciate you guys trusting us to get it done 🤝🏡

Ever wonder what happens behind the scenes with some of the movers and shakers of Ferndale? 👀

We got to hang out with the crew at KARMA jack while they filmed content with Jim Shaffer and Associates Realtors and Downtown Ferndale.

Watching the pros do their thing is pretty darn cool.

That’s the triple threat of fun in Ferndale.

It’s time! After more than 10 months since closing, we’re ~finally~ able to move into our newly renovated Saint Clair Shores home, so we are selling our home in Ferndale! It’s definitely bittersweet, as we have LOVED this home and this neighborhood, especially the sweet, welcoming community that is our block of W Troy.
3 beds, 2 full baths, 1900 sq ft, sooo much natural light, and a great backyard and basement for hosting all year round! Please share with anyone looking in the area! Showings begin Friday and open house Saturday 12-2! @rfazio.realtor @soldcalljim
