In Watch Hill, the rarest luxury isn’t simply living on the water. It’s having your own way onto it.

Welcome to 16 Water’s Edge Road - a beautifully renovated coastal cottage set directly on the protected waters of Watch Hill Harbor, where owning a boat and owning a waterfront home become one exceptional lifestyle.

Imagine mornings on the screened porch overlooking the harbor, afternoons cruising to Stonington, Mystic or Fishers Island, and evenings watching the sun set across the water.

Originally built in 1905, this five-bedroom residence combines timeless New England architecture with contemporary comforts, harbor views from nearly every room, and 0.68 acres of waterfront property. Most extraordinary is its private dock and mooring - an increasingly scarce amenity in one of the East Coast’s most treasured coastal communities.

And unlike many summer destinations, Watch Hill is remarkably accessible. Travel by Amtrak from New York or Boston via Westerly, arrive through nearby Westerly State Airport by private aircraft, or approach by water.

Moments from Watch Hill Village, its beautiful beaches, and Ocean House, this is a home for spontaneous days on the boat, sunset dinners, and summers remembered for generations.

The good life, Watch Hill style.

Some homes offer a view of the water. Home Port offers an entirely different relationship with it.

Morning coffee overlooking Watch Hill Harbor. An afternoon by the saltwater pool. Tennis before dinner. Sunset from the terrace. And when the mood strikes, step aboard from your own private dock and leave by water.

Set on 2.74 private acres directly on Watch Hill Harbor, Home Port is one of the coast’s rarest family compounds—with sweeping west-facing views, a separate guesthouse, waterfront boathouse, tennis court and a deep-water dock capable of accommodating a yacht in the 70-foot range.

For a yacht owner, perhaps its greatest luxury is freedom: from the protected waters of Watch Hill Harbor, Long Island Sound and the Atlantic are yours to explore.

And when you’re arriving from farther away, Watch Hill sits conveniently between New York and Boston, with Amtrak service nearby and Westerly’s jet-capable airport just minutes away.

La dolce vita may be Italian.
But the good life looks remarkably at home in Watch Hill.

HOME PORT
14 Pawcatuck Avenue
Watch Hill, Rhode Island
Offered at $23,500,000

Private inquiries welcomed.

🏡 TWO HOMES. TWO SIDES OF THE TRANSACTION. ONE JOURNEY COMPLETE! 🔑

This one has been a long journey, which makes today that much sweeter. ❤️

I had the privilege of representing the same clients on both sides of their move — helping them sell their home at 69 Franklin Street in Vernon and purchase their new home at 384 Long Hill Road in South Windsor.

Selling and buying at the same time takes a lot of coordination, patience, trust, and sometimes a few twists and turns along the way. But we stayed the course, kept moving forward, and today I can finally say…

WE ARE CLOSED! 🎉🏡🔑

Congratulations to my clients on closing one chapter and starting an exciting new one. Thank you for trusting me to guide you through both the sale and the purchase. It means more than you know.

🏡 69 Franklin Street, Vernon — SOLD
🏡 384 Long Hill Road, South Windsor — SOLD

A very special thank you to @bronxette Carolyn Futtner at @mpflaw MPF Attorneys at Law for staying the course with us and keeping everything on point throughout this journey. Your dedication, responsiveness, and ability to always be available when we needed you truly means the world to me. Having great professionals beside you makes all the difference, especially when getting to the closing table takes a little extra perseverance. ❤️

Ready for your next move? Whether you’re buying, selling, or doing both, I’m ready to help you get there. 🔑

Brooklyn, your weekend house may be closer than you think.

Trade the city for 1.72 acres in Stonington, Connecticut - where Friday night can mean dinner with friends, café lights glowing inside the barn, a fire going outside, and nowhere you need to be in the morning.

587 Taugwonk Road is a 1936 farmhouse with the kind of extras that make a weekend property much more interesting: a separate guest cottage, heated garage/workshop, original milk house and a classic timber-frame barn just waiting to become the place everyone gathers.

Come for the weekends now. Maybe stay a little longer later.

Mystic, Stonington Borough, Rhode Island beaches, vineyards and the coast are all nearby—and Amtrak makes getting here from NYC remarkably easy.

Offered at $869,900.

Comment BARN and I’ll send you the details or arrange a private showing.

For the buyer who thinks in terms of tides, harbors, and where the boat will live.

Welcome to Home Port at 14 Pawcatuck Avenue in Watch Hill, Rhode Island - a rare harborfront estate designed for life on the water.

Set directly on Watch Hill Harbor, Home Port offers one of the most impressive private marine setups in the area, including a substantial pier and the largest private floating dock in Watch Hill, capable of accommodating a yacht in the 80-foot range.

But what makes this property truly special is how connected the home feels to the water from every angle. From the dock and grounds to the main living spaces, water views are part of the daily experience.

Watch Hill offers a boating lifestyle that is difficult to replicate: a protected deep-water harbor, easy access to Long Island Sound and the Atlantic Ocean, nearby beaches, and beautiful trips by water toward Fishers Island, Mystic, and Stonington.

For buyers from New York City, Westchester, Fairfield County, Boston, and beyond, Home Port represents a true East Coast trophy property — private, substantial, beautifully positioned, and built around the harbor.
