Want to know a key to success? Don’t stop learning, otherwise we stop evolving.

Great insights from the 2026 Miami Realtors + Rworld Commercial Conference on economic trends, new developments, and opportunities shaping South Florida.

A presentation highlighted a project pipeline representing:
- 162 potential business projects
- More than 8,000 projected direct jobs
- Approximately $3.6 billion in anticipated capital investment

It was also great connecting with leaders in commercial real estate, building relationships, and exploring valuable mentorship opportunities.

Grateful for the opportunity to keep learning, growing, and bringing greater value to my clients.

Send this to your client who says renting is throwing money away.
Renting is NOT throwing money away. Buying at the wrong time is.
If you’re staying less than 3 years, rent. You’re paying for flexibility.
If you’re staying more than 3 years, buy. Every rent payment is 100% interest. At least with a mortgage, part of it comes back to you.
Don’t buy because you feel pressured. Buy because you’re staying.

I compared 12 new builds in Broward. This one had the best lot.

Marigold in Davie kept showing up on every list.

• Gated community with 60 homesites
• Contemporary farmhouse architecture on lakeview lots
• 4 floor plans: Stellar, Reverence, Whitestone, Livingston II
• Sizes range from roughly 2,500 to 5,200 square feet
• 11 miles to the beach, 15 miles to Las Olas
• One quick move-in home ready November 2026, priced around $2.1M and marked down about $100K

If you’re house hunting in Davie or Fort Lauderdale, this one’s worth a look. Buyers, DM me and I’ll set up a private showing of Marigold or one of the other premier new construction communities I have access to in South Florida.

Thinking about moving but not sure how the market is doing? Here’s the latest South Florida update.

More homes are selling compared to this time last year, especially in Palm Beach. At the same time, there are fewer homes available, which means buyers may have more competition for the right property.

Broward sales +8.0% year over year
Palm Beach sales +12.7% year over year
Miami Dade sales +5.6% year over year

One thing I’d tell a friend looking to buy right now is to pay attention to the type of property you’re considering. Single family inventory is down more than 22% from last year across all three counties, but condos and townhomes can still give you more options and room to negotiate depending on the property.

For sellers, more sales combined with fewer homes for sale can work in your favor, especially when your home is priced correctly from the start.

If you ever need help with finding a home,
let me know we can guide you in the right direction.
If you’re a local and need help as well, we can help out as well.

Every self-employed buyer has said some version of this to me.
"My business makes money. Why did the bank say no."

That question is the real problem. Not the loan program. The loan program is just a tool.

Nobody wakes up excited about a bank statement loan. You wake up frustrated that your income does not look the way a bank wants it to look on paper.

Here is what I tell my clients. If your tax returns do not tell the full story of what your business actually brings in, your bank statements might.

The strategy is what gets you approved. Not the program name.
Before you assume you cannot qualify, let's look at the real numbers together.
Comment SELF and I will send you the cheat sheet.##

Pompano Beach Florida is one of the fastest-changing real estate markets in Broward County, and out-of-state buyers are starting to pay attention.

It’s not just real estate. It’s a city being rebuilt from the ground up.

- City-led $2 billion downtown redevelopment underway
- New city hall, 12-block public waterway, and 9 acres of green space in the works
- $46 million streetscape improvement along Atlantic Boulevard and Dixie Highway
- Prices up 15.6% year over year, still below Fort Lauderdale and Boca Raton
- Buyers arriving from New York, Washington D.C., and San Francisco

DM me the word “Pompano” for a free city guide covering the neighborhoods, the numbers, and what the city is building right now.

Full breakdown in this week’s #MarketingMonday.

Agents stayed after. Always great when we can help so many people.
Last night’s AI for Lead Conversion workshop in Boca Raton was a blast!
Ivan Hernandez tied the NAHREP 10 disciplines directly into how AI can work for your real estate business. The fact that agents stayed after with more questions said it all.
Thank You Ivan Hernandez and Jason Valdez with Elite Lending for helping to make it happen.
