One thing I’ll always say: your primary home and an investment property are NOT the same thing.

Yes, you should absolutely think about resale value when buying a home. Location matters. The price you pay matters. The local market matters. And you should avoid making decisions that could unnecessarily limit your pool of future buyers.

But please don’t become so obsessed with “Will this add value when I sell?” that you forget you actually have to live there first. 🙃

When you choose a home, you’re also choosing the neighbourhood you’ll come back to every day. The garden your family will use. The space you’ll entertain in. The school run, commute and everyday routines that come with that location.

That’s why I always encourage buyers to think beyond just “Is this a good investment?”

Ask yourself: Does this house work for the life I want to live?

Sometimes the bigger garden may not give you the greatest financial return, but if you love entertaining, have children who need outdoor space, or simply want somewhere to sit outside on a summer evening, that garden has value to you.

The same applies to paying a premium for a particular plot, layout, orientation or location within a development. Not every additional £1 you spend will come back as £1+ when you sell, and that doesn’t automatically make it a bad decision.

Your home can still be a financial asset while also being somewhere you choose for quality of life.

Because ultimately, not every return on your home will show up in your bank account. 🤍

Decorating a new build before the recommended settling period? 👀

You can, but go into it knowing the risk. As your new home dries and settles, cracks may appear and remedial work could be needed. Your builder may repair the defect, but that doesn’t necessarily mean replacing your wallpaper or decorative finishes afterwards.

For me, it was a risk worth taking. 🏡

Would you wait or decorate anyway?

If you’ve recently moved into a new build and don’t know where to find reliable tradespeople, save this carousel 👀🏡.

Finding good trades is one thing. Knowing how to filter them is another.

These are the exact places I’d look first, from finding handymen and electricians to flooring companies, decorators and more.

The right recommendation can save you a lot of time, money and headaches later 🤍.

Have you found a brilliant tradesperson through an unexpected source? Let us know in the comments👇

Not every builder upgrade is actually worth your money.

Some upgrades are worth paying for upfront. Others are simply convenience upgrades with a hefty premium attached. The unfortunate thing is that as a first-time buyer, you may not know the difference.

My rule of thumb is simple:

If I can get a better product, more choice, or better value by waiting until after completion, I’d rather keep my money and do it later.

The hardest part is not getting carried away in the sales office or after visiting the show home 😭😂

Everything sounds like a small upgrade until you add it all together and realise you’ve spent thousands.

When buying a new build, it’s easy to spend your entire incentive allowance or upgrade budget on the inside of the house.

Many of us naturally focus on the upgraded kitchen, premium flooring, integrated appliances, and fitted wardrobes.

But in my opinion, some of the most practical upgrades are actually outside the house.

Even something as simple as a garage side door can make everyday living much more convenient.

The point isn’t that everyone needs these upgrades. The point is that your budget shouldn’t stop at your deposit or be entirely focused on aesthetics.
