The market tells you what something is worth. Vision determines what it can become.

Evan and I were talking about Dover Shores, understanding the market, recognizing opportunity and knowing what truly creates value.

As a co-founder of The HD Team at KASE Real Estate and SkySail, I get to experience both sides of real estate. One teaches me what creates value. The other gives us the opportunity to create it.

And sometimes that means spending more, not for the sake of luxury, but to create something you can actually feel.

Because impact isn’t always measured in dollars.

Neither is service.

At SkySail, we believe the experience should be as memorable as the home itself. Our concierge philosophy is simple. The keys may change hands, but our commitment doesn’t. We’re here for the life of what we create.

Build with vision. Lead with service. Leave something meaningful behind.

“Unless the Lord builds the house, the builders labor in vain.” Psalm 127:1

We build homes. God builds the purpose. 🙏

Part of the WHY behind Napa in Newport…

I said something while filming that I didn’t plan… “light encumbers you.” And I kept thinking about that word after.

Because light does have weight to it. It fills a space without taking up any space at all. It hits the stone, moves across the walls, changes throughout the day and somehow the exact same room never feels exactly the same.

That’s a lot of what Napa in Newport is about.

We wanted to pay homage to what Napa makes you feel…the warmth, the earth, the stone, the texture, that quiet connection between inside and out. Not to copy Napa, but to understand its soul and reinterpret that feeling here in Newport.

And the more I thought about light filling a room, the more I thought about our team.

That’s really how we create at SkySail.

There’s a unified vision, but no one person fills the room.

Architects. Designers. Builders. Craftsmen. Landscape. Every set of eyes, every hand, every idea adds something to it.

The team fills the vision the same way light fills a room.

Quietly. From different angles. Touching different things. And when it all comes together, you don’t necessarily see where one ends and another begins…

you just feel it.

That’s the goal.

“In Him was life, and that life was the light of all mankind.” John 1:4

Light gives life.

People do too.

And that’s part of my why. Part of our why.

Napa in Newport isn’t about building something louder.

It’s about all of us creating something together that has soul.

Timeless architecture is such an individual thing.

For me, it’s when form and function meet perfectly. When you can walk into a house and it just feels right. The scale, the light, the materials, the way one room leads into another. Nothing feels forced and nothing is there just because it’s trending.

I’ve always believed a great house has to do more than look incredible. It has to live incredible too.

That’s the difference.

Architecture sets the tone, but the house still has to become a home. Kids running through it. People gathering in the kitchen. Family around the table. Friends staying too late. Quiet mornings, big moments, hard seasons and a whole lot of memories.

That’s what we’re actually building for.

And for me, faith is a huge part of that.

“Unless the Lord builds the house, those who build it labor in vain.” Psalm 127:1

We can obsess over every line, every material and every detail, and believe me, I do. But ultimately I want to build homes that have purpose beyond what you see.

I don’t want someone to walk into one of our houses 20 years from now and immediately know what year we built it.

I want them to walk in and say, WOW, this still feels right.

That’s timeless to me.

Build the architecture with intention.
Build the house for life.
And let God handle the legacy.

Standing on the scaffolding, it’s easy to talk about setting records.

But Napa in Newport was never really about a record.

Records get broken. Vision leaves a mark.

This project is about trailblazing. Taking the soul of Napa, the warmth, texture, natural materials, indoor-outdoor living and sense of escape, and bringing that essence to Newport Beach without losing what makes Newport special.

Not copying one place into another.

Transforming the way they meet.

I want you to walk through this home and feel transported, while still knowing exactly where you are. Coastal California with the soul of wine country. Refined, relaxed, timeless and completely its own.

And none of this happens because of one person.

What you see rising behind me represents a Herculean effort by an entire team of incredibly talented people. Architects, designers, builders, trades, craftsmen, consultants and everyone behind the scenes solving problems, pushing boundaries and obsessing over details every single day.

That’s the part of development people rarely see.

The vision may begin as an idea, but bringing it to life takes a team committed to something bigger than any one individual.

“I planted, Apollos watered, but God gave the growth.” — 1 Corinthians 3:6

That verse says it better than I ever could. We all have a role. We bring our gifts, do the work, trust one another and push toward the same vision. But ultimately, God gets the glory for what grows from it.

So yes, maybe we set a record.

But that’s not the mission.

The mission is to trailblaze. To create something that wasn’t here before. To honor the gifts of the people building it and steward the opportunity God gave us.

Napa in Newport.

Two worlds. One vision. An incredible team bringing it to life.

All glory to God. 🙏

“The price per square foot is high.”

Okay… compared to what?

The house next door? The last sale? An average pulled from a search?

That’s not analysis. That’s repeating numbers.

A client making a multimillion-dollar decision deserves more than a comp sheet. They deserve someone who can take the data, understand what actually matters, interpret it intelligently and turn it into information they can use to make a decision.

Price per foot. Replacement cost. Land value. Architecture. Quality of construction. Location within the location. Lot orientation. Scarcity. Market velocity. What has actually traded, why it traded there, and what it would cost to recreate the same product today.

The data doesn’t prove value by itself. Your ability to interpret it does.

That’s where experience matters.

Our job isn’t to tell a client whether a number feels high or low. Our job is to build the case, challenge the case, understand the variables and give them enough intelligent information to make their own informed decision.

Anybody can pull comps.

Know how to disseminate the data. Know how to prove value. Know what the hell you’re doing.

That’s representation.

“Plans fail for lack of counsel, but with many advisers they succeed.” — Proverbs 15:22

The fastest way to make your competition irrelevant? Outgrow the need to watch them.

The best advice I ever received was brutally simple: you only have something to prove to yourself. The moment I stopped looking sideways at everyone else, everything changed.

I got sharper. More focused. Harder to distract. Harder to shake.

I stopped comparing and started learning. I started seeking out people who were already where I wanted to go and I just listened. Stayed teachable. Stayed hungry. And made it my mission to add value everywhere I showed up.

Do that long enough and “competition” starts to disappear. Not because others go away, but because you’re no longer even running the same race.

Everything I have, opportunities, relationships, growth, even the gifts I’ve been given, none of it started with me. It started with God.

“A man’s gift makes room for him and brings him before great men.” — Proverbs 18:16

God gives the gift. People refine it. Life sharpens it. My job is simple: steward it well.

So I’m not trying to be better than anybody. I’m trying to become everything I was created to be.

Stay teachable. Keep adding value. Run your race with conviction. Let God open the doors only He can open.

And one day you realize…

There was never really competition in the first place.

All glory to God. 🙏

I don’t walk through homes.

I let them introduce themselves.

Most people think luxury is something you see.

After twenty-six years of developing, studying, and selling homes, I’ve learned it’s something you feel.

Walking 2325 E. 16th Street with Evan, there was a moment when neither of us spoke.

Not because we’d run out of things to say.

Because the architecture had taken over the conversation.

The hallway narrowed your focus.

The ceiling released it.

Natural light pulled you forward while the proportions quietly slowed your pace.

None of that happened by accident.

Great architecture doesn’t ask to be admired.

It shapes your emotions before you ever realize it’s happening.

That’s the difference between designing a home…

…and understanding the people who will live inside it.

Today, I don’t judge homes by finishes or square footage.

I ask one question:

Did the architect understand human behavior… or just architecture?

Because the answer is almost always found in the silence between rooms.

This morning’s Q3 meeting was a chance to slow down, recognize the jedi’s behind the work, welcome new faces to KASE, and celebrate everything we’ve built together so far.

Growth isn’t measured by numbers alone. It’s built through consistency, collaboration, and showing up for one another every day.

The work continues tomorrow. Today was simply a reminder of why we do it together.

We met up with Drew D’Angelo and Evan to get a look inside Windward Lane.

A study in restraint where architecture, material, and craftsmanship quietly take the lead. Every space reveals another layer, making this the kind of home that’s impossible to appreciate in just one pass.

Now offered exclusively off market through KASE.🔑✨

Some homes are priced. Others are understood.

At 2325 E. 16th Street, I’m breaking down what actually creates value beyond the photos, from design and location to replacement cost and the details most buyers completely overlook.

Real estate isn’t about finding the cheapest home.
It’s about recognizing the best opportunity before everyone else does.

“Price is what you pay. Value is what you understand.”
