💰 Raising capital is not about asking people for money. It’s about earning their trust.

Before someone invests in your real estate deal, they need to understand the opportunity, the strategy, the risks, the structure, and most importantly, who is behind the project.

Your track record builds credibility.
Your communication builds confidence.
Your transparency builds trust.

Remember, people aren’t just investing in a property. They’re trusting you to execute the plan.

And in Canada, raising capital can involve securities-law requirements. Make sure your investment structure and communications are properly reviewed before soliciting investors.

🤝 HOW TO BECOME A MULTIFAMILY INVESTOR IN CANADA 🇨🇦 | EPISODE 16

The wrong partner can destroy a great real estate deal. 🏢

So, how do you choose the right one?

It’s not just about how much money they bring to the table. It’s about alignment.

✅ Do you share the same goals and expectations?
✅ Are you comfortable taking the same level of risk?
✅ Are roles and responsibilities clearly defined?
✅ Who makes the final decisions?
✅ What happens when things go wrong?
✅ What if one partner wants to exit?

These conversations need to happen before you buy the property—not when problems arise.

Remember, a great partnership isn’t built on trust alone. It’s built on trust, transparency, and clearly defined expectations.

💡 The right partner can help you build wealth. The wrong one can cost you more than money.

🏢 HOW TO BECOME A MULTIFAMILY INVESTOR IN CANADA 🇨🇦 | EPISODE 15

Found the perfect apartment building but don’t have enough money to buy it? Don’t walk away just yet!

💡 Here are a few options to explore:

✅ Bring in a capital partner
✅ Structure a joint venture
✅ Negotiate the deal differently
✅ Bring value through your experience, relationships, or ability to manage renovations and operations

Remember, real estate investing isn’t always about who has the most money. It’s about bringing the right resources together and executing the plan.

You might have found the deal. Someone else might have the capital. Together, you could create an opportunity that neither of you could pursue alone.

🤝 Just make sure your partnership is clearly structured, properly documented, and reviewed by the appropriate professionals.

🏢 HOW TO BECOME A MULTIFAMILY INVESTOR IN CANADA 🇨🇦 | EPISODE 13

Buying an apartment building isn’t just about getting a mortgage!

Multifamily financing works differently from financing your personal home. Lenders look at both the property and the person buying it.

Here are some of the key things they may evaluate 👇

📊 Property income
💰 Net Operating Income (NOI)
📈 Debt-Service Coverage Ratio (DSCR)
🏦 Loan-to-Value (LTV)
🤝 Your financial strength and experience
🔍 The overall quality and risk of the deal

My advice? Talk to your lender early.

Don’t find the perfect building, make an offer, and only then discover you can’t secure the financing.

Understand your borrowing capacity, explore your financing options, and know your numbers before you start making offers.

And remember, the cheapest financing isn’t always the best financing. You need financing that works for your deal and your long-term investment strategy.

🎬 EPISODE 12

Not every renovation makes you money! 🏢🔨

As a multifamily investor, it’s not just about making a property look good. It’s about making smart decisions that improve the investment.

Before spending money on renovations, ask yourself:

✅ Does it improve the tenant experience?
✅ Does it reduce future maintenance costs?
✅ Does it improve operating efficiency?
✅ Can it support higher rental income, where justified by the market and permitted by law?
✅ Most importantly, what’s the expected return on the money we’re spending?

Remember: A renovation should have a purpose, not just a price tag.

Sometimes, the best investment isn’t the most expensive renovation. It’s the one that solves a real problem and creates long-term value. 📈

🏢 How do apartment-building investors actually make money?

There are 4 key ways to build wealth through multifamily real estate 👇

1️⃣ Cash Flow 💰
When rental income exceeds operating expenses and debt payments, the property can generate positive cash flow.

2️⃣ Appreciation 📈
Your property may increase in value over time, building your wealth.

3️⃣ Loan Paydown 🏦
As tenants’ rent helps pay down the mortgage principal, your equity in the property can grow.

4️⃣ Value Creation 🔨
This is one of my favourite strategies!

Buy a property with potential.
✅ Improve operations
✅ Renovate strategically
✅ Increase rental income where appropriate
✅ Control operating expenses
✅ Increase Net Operating Income (NOI)

The goal? Create value rather than simply wait for the market to appreciate.

That’s the power of value-add investing. 🚀

Remember, real estate investing isn’t just about buying a property. It’s about understanding the numbers and knowing how to unlock its potential.

Give me five minutes with a multifamily deal, and these are the five numbers I want to understand. 🏢📊

#1 — Gross Rental Income
How much money is the property actually generating?

#2 — Operating Expenses
Where is the money going?

#3 — NOI
What’s left after operating expenses?

#4 — Debt Service
How much will the financing cost every month?

#5 — Cash Flow
What’s actually left after operating expenses and debt obligations?

These five numbers give you a starting point.

But remember — a spreadsheet doesn’t replace due diligence.

You still need to verify the leases, expenses, building condition, taxes, insurance, utilities, and everything else.

Numbers tell you where to look.
Due diligence tells you what’s real.

🏢 EPISODE 11: What Is a Cap Rate?

If you’re looking at apartment buildings, you’re going to hear this term all the time:

CAP RATE.

But what does it actually mean?

Cap rate, or capitalization rate, helps you understand the relationship between a property’s NOI and its value.

For example:

💰 NOI = $100,000
🏢 Property Value = $2,000,000

Cap Rate = 5%

Why does this matter?

When comparing multifamily properties, cap rate can help you understand how a property is being valued relative to its income.

But remember:

❌ Higher cap rate doesn’t automatically mean better deal.

You still need to look at:

📍 Location
🏢 Building condition
💰 Current & potential rents
📊 Operating expenses
🏦 Financing
📈 Future value-add opportunities

Cap rate is one piece of the puzzle — not the entire picture.

🏢 EPISODE 10: How Increasing NOI Can Increase Property Value

One of the most powerful concepts in multifamily real estate:

Increasing your income can increase the value of your property.

For example:

A building has $100,000 NOI.

At a 6% cap rate, that’s approximately a $1.67M property value.

Now imagine you increase the NOI to $120,000.

At the same 6% cap rate, the value becomes approximately $2M.

That’s a potential $333,000 increase in value — simply from increasing NOI.

This is why multifamily investing isn’t just about collecting rent.

It’s about finding opportunities to:

✅ Increase revenue
✅ Reduce unnecessary expenses
✅ Improve operations
✅ Increase NOI
✅ Create value

And that’s where value-add investing becomes really interesting.

“Before I buy an apartment building, I look at 5 numbers.”

And these numbers can tell you a lot about whether the deal actually makes sense.

Number 1 — Purchase Price.

How much are you paying for the building?

And does that price make sense based on the income it generates?

Number 2 — NOI.

That’s Net Operating Income.

How much does the property make after operating expenses, but before the mortgage?

Number 3 — Cap Rate.

This helps me understand the relationship between the property’s income and its purchase price.

Number 4 — Cash Flow.

After the mortgage and expenses, how much money is actually left?

Because a property can have strong income and still have weak cash flow.

And number 5 — Value-Add Potential.

Can I increase rents?

Reduce expenses?

Improve the property?

Or add more income?

Because if I can increase the NOI, I may be able to increase the value of the building.

These are the 5 numbers I look at before buying a building.
