This year reminded us of just how much a dedicated team can accomplish.

We are proud of our milestones, grateful for our clients, and inspired daily by our small but mighty group of agents who make it all possible.

Thank you for being part of our year.

Kuhn Realty closed out September with $18.2M sold across 22 transactions, proving that activity in the market remains strong even as prices find their footing.

The median list price in Pensacola is holding steady with inventory down, a sign that homes are still moving faster than new ones are hitting the market.

While prices have ticked slightly lower in recent weeks, trends suggest we’re approaching a point of stabilization. If sales continue to outpace new inventory, prices could begin to climb again.

For sellers, this is the time to focus on presentation and pricing strategy.

For buyers, lower competition and steady rates create a chance to secure the right home before any upward movement returns.

In a market like this, being prepared makes all the difference. Talk to us to get connected with a lender and get ahead before the next shift.

Golf course in the front. Waterfront in the back.

This custom-built home in Gulf Breeze wasn’t made to flip, it was made to live in.

Built by a local builder for himself, every detail was intentional, from Chicago brick floors to 8-foot bay windows that frame the water like a painting.

Two fireplaces. Solid hardwoods. Triple crown molding.

And a Florida room that makes you want to slow down and actually stay home.

Located in the desirable Willowood subdivision of Tiger Point, this low-maintenance home offers scenic views, smart design, and peaceful coastal living.

Golf course in the front. Waterfront in the back.

Originally designed as the personal residence of a local builder, this home wasn’t built to be flipped or fast-tracked. It was built to last with every detail chosen intentionally.

Triple crown molding. Two wood-burning fireplaces. Solid hardwoods. Old Chicago brick where you don’t expect it but absolutely love it.

And then there’s the Florida room, with 8-foot bay windows framing water views that somehow feel different at every hour of the day.

Function meets comfort with a thoughtful floor plan, updated major systems, and a low-maintenance lifestyle tucked inside one of Gulf Breeze’s most sought-after neighborhoods.

You don’t see homes like this listed often because they’re not often built like this.
