✨ Another eXpcon in the books! ✨

There’s a reason they say eXpcon is “Where the Pros Go to Grow.” 🚀

It’s more than a conference. It’s where industry leaders come together, ideas turn into opportunities, relationships become partnerships, and we challenge ourselves to think bigger, lead better, and reach new heights.

Every year, we leave inspired, energized, and reminded that success isn’t just about what you know—it’s about who you surround yourself with and how willing you are to keep growing.

Grateful for the incredible connections, unforgettable moments, and a community that continues to raise the bar.

Until next year, eXpcon! 🖤✨

A top La Jolla Realtor® couldn’t believe this about Dubai.

When @thetashteam Betty Tashakorian visited Dubai and joined me on The Dubai Connect™ Podcast, one thing stood out immediately:

Waterfront property.

In many of California’s premier coastal communities, oceanfront homes can cost millions. In Dubai, waterfront ownership can be accessible at dramatically different price points.

Then we discussed another surprise: no annual property taxes on residential real estate in the UAE.

Different markets.
Different opportunities.
Different strategies.

Which would you choose: La Jolla or Dubai?

Dubai rental returns vs California… this is where investors pause 👇

When we broke down rental income on this episode of The Dubai Connect Podcast™, this is what stood out:

📊 Long-term rentals in Dubai
typically average 6% to 9%

📊 Short-term rentals
can go even higher depending on the property and location

Now compare that to what many investors are seeing in coastal San Diego

And then add this:

✔️ No property taxes in Dubai
✔️ No capital gains tax locally
✔️ Property management handled for you
✔️ You can own and operate from anywhere in the world

That’s why more investors are starting to look outside their local market

Not because they don’t love where they live
But because they’re thinking strategically about their portfolio

“Dubai is not just a city… it’s a global hub.”

That’s what a top La Jolla agent @thetashteam said after seeing Dubai for the first time.

And she’s right.

Dubai isn’t being built like a traditional real estate market
It’s being built like a global center for business, capital, and opportunity

🌍 200+ nationalities living and investing here
🌍 Companies and investors relocating from around the world
🌍 Infrastructure, safety, and lifestyle designed at a global level

And when you understand that…

You start to understand why real estate here moves the way it does

This is bigger than buying property
This is about positioning yourself in the right market at the right time

Most investors don’t leave a market until they have to.

So I asked a top La Jolla agent @thetashteam why she came all the way to Dubai…

Her answer:

Her clients are investors
And they’ve tapped out of the margins they were used to

She already explored Europe
Spain and Portugal’s Golden Visa programs are no longer what they were

So the question became:

Where do investors go next?

📍Dubai

Because when you break it down:

• Lower entry points compared to coastal California
• No property taxes
• No capital gains tax locally
• Strong rental returns
• One of the most in-demand Golden Visa programs globally

This is exactly what I’m seeing with investors right now.

They’re not just looking for property
They’re looking for strategy

Dubai real estate for foreign investors is not what most Americans think…

I asked a top La Jolla agent @thetashteam why she flew all the way to Dubai to see it for herself.

Her answer says everything.

After watching The Dubai Connect Podcast™, she needed to experience the market firsthand, the speed, the demand, and what’s really happening on the ground.

And within hours, her entire perspective shifted.

This is exactly why I always say:

You cannot understand Dubai real estate from a distance.

You need to see it, feel it, and have the right people guiding you.

Dubai Real Estate for Americans: 3 reasons I chose Dubai 🇦🇪

Standing in front of the Museum of the Future with a top La Jolla agent @thetashteam who asked me this…

Why Dubai? Here’s the real answer:

✨ 1. The Dubai Dream
We grew up on the American Dream built on homeownership.
Today, many Americans feel priced out.
Dubai opens the door again for residents and foreign investors to build real estate wealth.

🔐 2. Safety
As a woman, this matters.
Dubai consistently ranks as one of the safest cities in the world.
You feel it the moment you’re there.

🧼 3. Cleanliness
From the streets to the airports to the restaurants…
Dubai is one of the cleanest cities globally.
And yes, even the signature oud scent in the air.

This is exactly why I built my platform to bridge Americans and global investors into Dubai real estate opportunities.

If you’re not inside, you’re outside.
