17 five-star reviews and a paint colour named after me. Not a bad fortnight 🖤

Project Brooklands was designed, developed and built by a key worker, for key workers.

Reading your reviews has meant more than I can put into words. “A proper home rather than just somewhere to stay” is exactly what I set out to build.

Have you visited the house or followed the journey? I’d love your honest review. Link in bio ⭐⭐️ ⭐️ ⭐️ ⭐️

How was this a week ago??

Seven days ago my fabulous friends were blowing up black balloons on the kitchen worktop and i was stressing as to if anyone would actually turn up.

They turned up. The drive was full, the sun came out (in Liverpool, in September, I know!!) and I got to open the doors to #ProjectBrooklands, the UK’s first key worker only co-living home.

Six ensuite bedrooms. Solar on the roof, an air source heat pump, all bills included. A home built for people who work shifts, live with vetting rules and deserve to come back to somewhere that actually gets it.

I started Black Flamingo Homes because I’ve lived this problem for nearly 20 years. Standing outside that house last Saturday, drink in hand, surrounded by people who believed in it before there was anything to see, is a feeling I won’t forget in a hurry.

To everyone who came, poured drinks, carried things, cheered and then followed me into town afterwards: thank you. You were flamazing!! 🖤

Now for the important bit: filling it. If you’re a key worker in Liverpool, or you know one who needs a proper home, the link is in my bio. Resgister now!

**EMOTIONAL ALERT‼️

What can I say about this weekend…. WOW!! The Grand opening of #ProjectBrooklands - the uks first key worker only home and it has been a rollercoaster of emotions!

The event was fantastic and thank you everyone that came and supported @gem_gem_79 and @bfh_ltd 🖤 the feedback has blown me away! Thank you to @yourlightmattersuk and @colbierbrewco for being involved it was great to have you there!!

The biggest THANK YOU though goes out to all my fabulous ladies that came and helped me pull this off!! They saved me and I am truly grateful for all your hard work and help to get this how I wanted! I appreciate you all and thank you for all the gifts and cards - you really are the best bunch of ladies and I am so grateful and I love you all! 💖

I am very emotional right now. This has been a year of hard work alongside a full time job and the event was so important to me. Not only to showcase my vision but also as a celebration of getting here when so many people said ‘no’ at the beginning and said the project was ‘too big’ for me. Well here I am (as they say in Liverpool) bossing it!!!! 👊🏻 🤣

If you attended please give me a trust pilot review!

There’s a few finishing touches but the tenant viewings are underway. If you know a key worker looking for safe and secure, decent housing in Liverpool the link to register is in my bio.

Thank you again!! My heart is very full today 💖

From wasted space to my favourite room in the house.

This loft used to be dead space. A small room that didn’t know what it wanted to be. A strange balcony. A hallway that led nowhere useful. Nobody was using it properly.

I opened the whole thing up. Found problems I didn’t know were there and dealt with every one of them. Lowered the floor to get extra head height. Fully insulated it. Added heating. Built in a kitchen area that wasn’t even in the original plan, and a bigger en suite than I’d budgeted for.

It’s now more than double the size it was, and it’s a completely private, self contained space. Furniture goes in next week.

This is what I mean when I say key workers deserve better than white walls and a mattress. Thoughtful design. Proper insulation. A space that actually feels like home after a night shift, not just somewhere to crash.

So tell me honestly, is this the best room in the house?

✨ SOLD… before it even reached the market. ✨

This is why we always say that home staging isn’t the finishing touch—it’s a strategic part of a successful sales plan.

The best results happen when staging isn’t an afterthought; it’s considered as part of the strategy from the very beginning.

What made this project so successful wasn’t just the beautiful finish.

It was the way our wonderful clients found a collective of specialists who worked together—from the builders and joiners to the final styling and presentation.

Every detail had been carefully considered, and every decision moved the project closer to the best possible outcome.

The best projects are never built by one business—they’re built by a team of experts who all share the same vision.

We were proud to deliver the final layer, creating a home that allowed buyers to instantly connect with the space and imagine themselves living there.

The result?

🏡 Sold before it even went live on the market.

A huge congratulations to our client @txmproperties on their very first development project. Their vision, organisation and commitment to investing in the right team made all the difference, and we’re incredibly proud to have played a part in such a fantastic outcome.

When great design, expert craftsmanship and strategic home staging come together, incredible things happen.

If you’re planning your next development, renovation or property sale, let’s make staging part of the strategy from day one.

✨ Designed to Impress. Staged to Sell.

It's always good to visit fellow property investors. Today we spent some time at a flip that's completely staged and about to go on the market. 🏡

There's something really special about seeing a project go from a plan on a spreadsheet to a finished, staged home ready for viewings. Big thank you to @txmproperties for having us round and showing us the finished result.

This is one of the best parts of being in this community. Everyone's on their own journey, different projects, different challenges, but there's always someone celebrating a win or talking you through a tricky patch.
We learn something new every time we spend time with other investors.

Always good to see it done so well. 👏 Fabulous job! 😍

Yesterday I had the pleasure of attending the Property & Entrepreneur Summit in Milton Keynes, and what a fantastic day it was!

A huge thank you to Katie from TXM Properties for inviting me along. It was such a lovely opportunity and I’m incredibly grateful to have been included.

The day was packed with insightful talks, inspiring speakers, valuable lessons, and some brilliant conversations with like-minded people. Events like these are a great reminder that no matter where you are on your journey, there’s always something new to learn and someone new to learn from.

One of my biggest takeaways from the day was something we hear often in business, but yesterday really reinforced it:

✨ Your network is your net worth. ✨

The connections you make, the relationships you build, and the people you surround yourself with can open doors you never knew existed.

Feeling motivated, inspired, and excited for what’s ahead. 🚀

Sometimes we just need some positive vibes and to remember our awesomeness!!!!

As someone doing 2 full time jobs - one in the emergency services and the other in property - I often forget to stop, take a breath and take stock of what I’ve achieved.

Life is 100 mph and it’s easy to bypass all the great goals I’ve hit and move on to the next task or big idea.

So if you’re like me, this is your sign to stop and remember you rock!!! Celebrate the wins at every opportunity 🖤
