Buying your first home at your first duty station isn’t out of reach! 🇺🇸🏡

Your VA home loan benefit is more than just a way to buy a house. With the right strategy, it can be a powerful tool to start building your real estate portfolio and long-term wealth.

As a retired Navy Senior Chief and VA home loan specialist, I help service members make the most of the benefits they’ve earned.

📲 PCSing or heading to your first duty station? Send me a DM and let’s talk about how you can turn your VA home loan entitlement into an opportunity to build wealth!

POV: You ditched the Gunnery Sergeant at the gate, and now you’re scared to leave the compound because you know that salty bastard might still be waiting for you. 💀😂 (Note: I’m sorry to the Marine in this IA generated video, it was the only photo I could find of a Marine in a Miami Vice Holster).

A VA home loan is one of the best benefits we earned, but there’s a big difference between someone who can do a VA loan and someone who actually understands VA lending.

I’m a retired U.S. Navy Senior Chief and mortgage loan officer who works heavily with Veterans and VA home loans. I know the details, the gray areas, and how to structure a VA loan correctly from the start.

Three of the biggest VA loan questions I still hear in 2026:

1. What credit score do I need for a VA loan?

The VA does not set a minimum credit score. Individual lenders may have their own requirements.

2. Can I really buy a home with zero down?

Yes. With full VA entitlement, many eligible Veterans can purchase with no down payment, assuming they qualify and the property supports the value.

3. Does the seller have to pay all my closing costs?

No. That’s one of the biggest VA myths out there. Closing costs can be negotiated, and VA rules allow sellers to help with certain costs and concessions.

And that’s exactly why who you work with matters.

VA loans have rules around entitlement, residual income, appraisals, seller concessions, funding fees, occupancy, multiple VA loans, and tougher underwriting scenarios. Knowing how those pieces work together can be the difference between a smooth closing and a mess that never needed to happen.

Veterans deserve more than a lender who also does VA.

If you’re active duty, a Veteran, or part of a military family thinking about buying or refinancing, shoot me a message. I’m always happy to talk VA.

2020 COVID.

Eight years after retiring from the military, I was working as a civilian contractor in the Middle East when COVID shut everything down.

What felt like a setback became a blessing in disguise. I had rebuilt myself financially and decided to use the opportunity to travel, step away from the traditional path, and become a nomad for a while.

One thing I’ve learned through decades of experience is that adversity, pain, and discomfort teach you things no classroom can.

As Plato said, “Human behavior flows from three main sources: desire, emotion, and knowledge.”

Learning to manage all three—and continually expanding your threshold for pain and discomfort—changes what you believe you’re capable of.

That’s the mind over matter I’ve carried with me through every chapter of my life.

The written thrEAd.

Sept. 16 - went to DOH Safe Drinking Water Branch in person and followed up with my formal written request.

Sept. 18 - DOH responded.

I responded and narrowed what I was requesting after finding what was already publicly available.

Sept. 24 - DOH confirmed my request was assigned for response.

Sept. 25 - went back in person, paid the requested deposit, and again requested that they DO NOT reopen the ʻAiea-Hālawa Shaft yet.

I am asking for the records, the testing, the water-line/distribution maps, the emergency plan, AND a PUBLIC TOWN HALL BEFORE reopening.

Sept. 28 is Monday.

We deserve answers BEFORE they turn the water on. 💧🙏🏽

What I put on the record in person today, Fri., Sept. 25, 2026, at the DOH Safe Drinking Water Branch.

I had alrEAdy followed up with my written request and written thrEAd with DOH.

Today I went back in person, paid the requested deposit for the records, and again requested:

1. DO NOT reopen the Navy ʻAiea-Hālawa Shaft yet.

2. Hold a PUBLIC TOWN HALL BEFORE reactivation, with DOH, the Navy and the appropriate technical personnel there to answer the public's questions.

3. Provide the requested information and records regarding the testing and final treatment data, the water-line/distribution maps and who may receive this water, and the emergency/contingency plan for BEFORE, DURING and AFTER an incident.

DOH personnel received my $15 deposit and signed my copy acknowledging my requests.

The planned reactivation is no earlier than Monday, Sept. 28.

Our wai deserves transparency BEFORE the water is turned on. 💧🙏🏽

Throwback to 2005 in Fallujah, Iraq. 🇺🇸

As a Company Gunnery Sergeant, I was running something I developed called Operation Night Owl.

Every couple of weeks, four of us would get inserted into one of 14 locations we’d identified as IED hotspots targeting our convoys. We’d go in with a squad, clear a building, and when they moved on, we’d stay behind—overlooking intersections and hunting the guys hunting us.

It was serious business.

But it was also 2005, and we had bootleg DVDs and USB drives full of movies. One of them was Team America: World Police.

We had these brevity codes we’d use on the radio. One night, while we’re sitting in a building waiting for the squad to move out, I hear the squad leader come over the radio:

“Matt Damon.”

Then every team leader starts responding with their own version of “Matt Damon” from the movie.

I’m sitting there trying not to laugh my ass off while we’re literally supposed to be hunting the enemy.

One of the funniest moments I remember from Fallujah.

Sometimes war gives you the most serious moments of your life—and then, somehow, the most ridiculous ones too. Film Actors Guild (FAG)

WE WERE ONLY KIDS. 🇺🇸

Three deployments to Iraq.
One deployment to Afghanistan.
55 months in combat.

Back-to-back deployments.

2003. 2004. 2005. 2006. 2007. 2008. 2009. 2010.

We were running deployments back like the Lakers running championships.

And that 15-month deployment? Man… that was different. There were days when it felt like we were never coming home.

Some of us didn’t.

That’s why when you see me standing here at the Military Influencer Conference, understand something:

I REPRESENT THE FALLEN.

That is the reason I’m here.

I don’t care how I look.
I don’t care about being the most popular person in the room.
I don’t care about chasing attention.

I care about making sure the brothers and sisters who never made it home are NEVER forgotten.

Because every time I walk onto a stage, I carry them with me.

Every veteran I encourage—I carry them.

Every young person I pour into—I carry them.

Every life I touch—I carry them.

Every opportunity I receive to tell this story—I carry them.

People see us today as grown men and women, veterans, leaders, fathers, mothers, entrepreneurs, speakers, and professionals.

But back then?

WE WERE ONLY KIDS.

Young men and women sent across the world to defend our country, trying to understand war while we were still trying to understand life.

Three times to Iraq.

One time to Afghanistan.

55 months in combat.

Crazy work.

And somehow, God allowed me to come home.

So as long as I have breath in my body, I’m going to keep saying their names. I’m going to keep telling our stories. I’m going to keep representing the ones who didn’t get the opportunity to stand where I’m standing today.

This stage isn’t just mine.

It’s OURS.

To every brother and sister we lost along the way:

We still got you.
We still carry you.
And we will NEVER forget you. 🕊️🇺🇸

Let’s continue to represent.
