Kicking things off with Mike Simonsen, Chief Economist for Compass International Holdings, set the perfect tone — sharp insights, big picture thinking.

🔥 Just got my mind BLOWN at TXREIGNITE and I’m still processing. Today’s conference kicked off with Mike Simonsen, Compass’ Chief Economist, who got real about the real estate market here in Texas.

Ready for this? 👇

Everyone’s obsessing over mortgage rates, but that’s not even the real story. The ACTUAL problem? Jobs. Or lack thereof. Unemployment is low, which affects the market more than rates, but we are also experiencing low hiring. People aren’t getting hired, so they’re clinging to their current gigs like their lives depend on it. And when people don’t switch jobs, they don’t move. Simple as that.

Here’s the plot twist: Lower rates sound amazing, right? WRONG. When rates drop, inventory disappears faster than those little HEB brownies at an open house. Less inventory = higher prices = fewer options. So basically, we’re all out here praying for lower rates when that might actually make things HARDER. Wild.

Oh, and if you’re sitting on the sidelines waiting for the “perfect moment”? STOP. Mike called trying to time this market “a fool’s errand” and honestly... he’s not wrong.

TEXAS TALK: Our inventory has finally chilled out after rising for years. Once it starts dropping? Prices stabilize. Sellers, your time is coming.

The one bright spot? Rates are 7% lower than last year, so affordability is creeping back up. Okay, sometimes it IS about rates.

This remarkable woman entered my life almost exactly three years ago.
