The latest inflation figures just landed and they’re higher than the market hoped. If you’ve got a property decision on the go, this one matters. Here’s the breakdown. Inflation was meant to be easing but it’s moving the wrong way. Housing is doing most of the heavy lifting and the RBA’s forecasts haven’t kept pace. It’s not just one thing. Higher costs at the bowser and at home have combined to push underlying inflation further from where the RBA wants it, which makes holding steady harder to justify. Another rate move is now a real possibility. Buyers should check their borrowing power hasn’t shifted, sellers are facing a cooler auction market and borrowers are already paying more than they have in over a decade. Two big days are coming up: fresh home value data on Monday, then the RBA’s decision on Tuesday afternoon. Know someone in the middle of buying? Send this their way. We break down the news that moves the property market so you don’t have to. Follow us for clear updates before the big decisions land. by @talbarhom
100 cafes said yes. It still failed, because cafes weren't the customer. Advertisers were, and they wanted data I didn't have. What's the most expensive lesson your first business taught you? by @talbarhom
Forget filters, dropdowns and endless tick-boxes. Type what you’re picturing, the light, the pool, the stools at the kitchen bench and let Propter do the looking. Sunlit terrace, glowing ceilings and an entire level to yourself, one street back from the harbour. Some homes are easier to describe than to find, until now. Glass-top dining for two, a balcony with a view and room to breathe. Your first place doesn’t need a long wish list, just the right words. Butter-soft curves, blonde timber and stone that feels like it came from the shoreline. When a famous name is part of your dream, put it in the search bar. Deep blue cabinetry meets a marble island that steals the show. If you can picture the mood, you can search for it. Your next home is already in your head. Put it into words at propter.com.au by @talbarhom
Most people buy a home only a handful of times in their life. Each time, they relearn a process that hasn’t really changed in decades. Tal has been through it more times than most, as a builder, a buyer and a seller. Every time, he ran into the same question: why does the most important purchase of our lives still feel so disconnected? Propter is his answer. It isn’t another portal or another app sitting on top of a broken process. It’s a complete rebuild of the process itself, designed around how people actually think, from the first search to the final signature. We’re starting with search but that’s only the beginning. Swipe to meet the founder behind it. by @talbarhom
Property search hasn’t changed in twenty years. Filters, dropdowns, endless scrolling. Our AI search changes that: type what you want in plain English and it finds the homes that match. No filter can capture “a big block with space for the family and both cars.” Our AI understands it instantly and goes straight to the homes that fit. Pool, sunshine and an outlook over the greens. Standard search can’t tell you which homes have the view. Ours can, because it understands what you’re actually asking for. Sun-filled outdoor space and somewhere quiet to work. Things that matter to buyers but never make it into a filter. Our AI search reads between the lines so you don’t have to. For buyers who care about light, aspect and design, our AI search finds homes by the qualities that make them special, not just the bedroom count. Describe your ideal home in your own words and let AI do the searching. Smarter, faster and built around how people actually think. Spring was meant to be the busy season. Instead, the market’s taking a breath. Whether you’re house hunting, thinking about listing or just watching your rent, this one’s worth a swipe 👉 Not every city is cooling the same way. The places that boomed hardest are now seeing sellers pile in and that means a very different conversation at the negotiating table. It’s not that people stopped wanting homes. It’s that their budgets got smaller and the future feels less certain. When the maths changes, decisions slow down. Buyers have breathing room. Sellers need patience and a realistic price. Renters might finally catch a small break. Where do you sit right now? The next few weeks matter. If you’re mid-purchase or about to list, keep an eye on what happens in November. Tag someone who needs to see this before they sign anything. We break down the property news so you don’t have to read the fine print. Follow us for clear updates on what’s actually moving the market. by @talbarhom
Forget the filters. Just tell us what you’re picturing. 🏡✨ Type it the way you’d say it and we’ll do the rest. Clean lines, bold design, never lived in. This is what happens when you search for exactly what catches your eye. Quiet street, elevated finishes, coastal lifestyle on your doorstep. Luxe living in Goolara Court, Ocean Shores. Morning coffee with this view? North-facing and looking straight up Pittwater. Yes, you can search for that. Why book a holiday when you can live in one? A 14m resort-style lap pool, complete with cabana and bar. Your next home, in your own words. Describe it. Find it. Try it now via the link in bio. #dreamhome #realestateaustralia #luxuryhomes #househunting #propter by @talbarhom
Tokenization means owning a slice of a real asset instead of the whole thing. Over $35B of real-world assets are already on-chain, and property is under 1% of it. Would you own 1% of a house you've never lived in? Tell me why or why not. General information only, not financial advice. by @talbarhom
Forget filters and dropdowns. Just type what you’re picturing. Ocean views, a rooftop and a pool room, all from one sentence. Sun all day and the skyline at night. You describe it, we find it. Style and smart numbers in the same search. A pool, a backyard and room for everyone, without scrolling through 200 listings. Your next home starts with a sentence. Try it at propter.com.au 🔍 by @talbarhom
Buying property shouldn’t feel like a part time job. When our founder was buying, the hardest part wasn’t finding the place. It was everything after: chasing conveyancers, passing information between parties and hoping the agent and solicitor were on the same page. Fixing the transaction was the first step. But buying a property is a full circle, from searching to bidding to sorting finance and you can’t fix just one piece of it. So we built Propter to handle the whole journey for buyers and sellers, plus an operating system that gives agents the tools to support them. One platform. The full circle. #propter #propertybuying #realestate #proptech by @talbarhom
